Resident Maintenance Manager - Multi-Site Self Storage

About the role

The Resident Maintenance Manager oversees maintenance activities across multiple self-storage sites in the Orting, Puyallup, Edgewood, Milton, and limited off-site locations. This position requires a strong background in maintenance, including forklift certification.

Responsibilities

• Directly support assigned properties with work request completion.
• Maintain operational and curb appeal standards under the guidance of the operations manager.
• Ensure compliance with safety, workmanship, and staff conduct policies.
• Conduct regular property inspections to assess damage and maintenance needs.
• Schedule and manage work assignments to meet deadlines.
• Evaluate and report on the performance of outside contractors and vendors.
• Keep inventory of parts and materials, order replacements, and review maintenance-related invoices.
• Log weekly mileage for travel reimbursement.
• Collaborate with landscaping contractors to maintain irrigation systems and foliage.
• Evaluate and propose improvements to services and facilities.

Requirements

• Valid driver’s license and willingness to travel.
• Advanced hands-on facility maintenance skills.
• Intermediate mechanical, plumbing, and electrical knowledge.
• Good written and verbal communication skills.
• Basic carpentry and sheetrock skills.
• Landscape management experience.
• Prior forklift certification or ability to obtain certification.

• Work with electrical hazards and perform repairs.
