Rental Property Manager

About the role

The Rental Property Manager will oversee the day-to-day operations, financial performance, and regulatory compliance of Build WyCo's residential and commercial rental portfolio, including the House to Home Lease-to-Purchase program. This position involves managing the full portfolio, developing and managing budgets, ensuring compliance with relevant regulations, building tenant relationships, maintaining preventive maintenance plans, and delivering performance reports.

Responsibilities

• Manage the full residential and commercial rental portfolio, including leasing, inspections, maintenance, and vendor relationships.
• Develop and manage property budgets; deliver monthly P&L statements, variance analysis, and delinquency reporting.
• Ensure compliance with LIHTC, HOME, HUD, KHRC, and Fair Housing regulations.
• Build tenant relationships and support renters transitioning to homeownership.
• Maintain preventive maintenance, capital improvement, and unit upgrade plans.
• Track portfolio KPIs and deliver regular performance reports to leadership and the Project Development Committee.

Requirements

• 2–4 years of property management experience; affordable housing, LIHTC, or Section 8 experience strongly preferred.
• Strong financial acumen, including budgeting, P&L, and variance analysis.
• Proficiency in MS Excel and a property management system (Yardi, AppFolio, or similar).
• Excellent communication and organizational skills; ability to manage multiple properties and deadlines.
• Reliable personal vehicle and smartphone for property visits.
• Bilingual English/Spanish a plus.

Qualifications

Qualifications include a bachelor’s degree in a related field, preferably in real estate, business, or a related discipline, and a valid driver’s license.
