Essential Duties And Responsibilities

• Collaborates with internal and external personnel for the purpose of implementing and/or maintaining services and programs.
• Develops a preventative maintenance program for the purpose of ensuring buildings are maintained in a safe condition.
• Directs department operations for the purpose of providing services within established time frames and in compliance with related requirements.
• Safeguards the integrity of the portfolio by overseeing capital expenditures and construction related activities.
• Presents information for the purpose of communicating information, gaining feedback and ensuring adherence to established internal controls.
• Responds to emergency situations during and after standard hours for the purpose of resolving immediate safety concerns.
• Maintains a strong working knowledge of industry regulations, restrictions, and laws, ensuring the company's adherence to these regulations, and remaining current on the industry's standards and new innovations, materials, tools, and processes.
• Ensures safety standards and guidelines are followed on site and ensures all safety codes are met during construction.
• Conducts inspections of work in progress to ensure that workmanship conforms to specifications and the adherence to construction schedules.
• Performs personnel functions for the purpose of maintaining adequate staffing, enhancing productivity of personnel and achieving objectives within budget.
• Provides leadership in the initial planning stage by collaborating with OW Community and Senior Leadership team and other involved parties; develops detailed job descriptions of jobs.
• Collaborates with all parties to discuss and resolve problems, including work procedures, complaints, and construction or design issues.
• Ensures clear lines of communication between Asset and Property Management.
• Establishes protocols for consistent updates on initiatives and directives, between functional departments.
• Sources and secures the best deals for goods and services related to property management.
• Completes all OneWall University courses by the required deadline.

Qualifications

• Proficient in many trades since they oversee common repair tasks, such as patching drywall, fixing leaks, painting and re-keying locks in addition to general construction projects.
• Always available to the on-site teams via cell phone (and be available to provide consultation as needed) in case of an emergency with one of their buildings both during and after work hours.
