About the Role
The Real Estate Assets department owns and manages a portfolio of over 500 Publix-anchored properties. The department handles Property Management, Lease Administration, Leasing, Acquisitions, and Asset Management in-house. As a Regional Property Manager (RPM), you will oversee the daily operations, maintenance, and financial performance of commercial properties in Publix’s company-controlled real estate portfolio. You will travel to your assigned region almost monthly to evaluate properties, maintain tenant relationships, and ensure operational and financial success.
Responsibilities
- Ensure the successful operation and management of company-controlled assets within your designated territory
- Build and maintain strong tenant relationships while ensuring rent collection aligns with lease provisions
- Create, implement, and manage the annual operating budget for each asset
- Perform due diligence for prospective asset acquisitions and support post-closing operations
- Manage and develop the Assistant Regional Property Manager through coaching and training
- Handle aged receivables, budgeting, and P&L reviews to ensure financial performance
- Conduct physical inspections, including roof walks, and coordinate with in-house maintenance personnel
- Communicate with other Publix departments to maintain a safe, clean, and convenient shopping environment
Requirements
- Bachelor’s degree in real estate or a business-related field, or equivalent work, formal training, or certification experience
- At least one year of Publix property management experience or at least three years in real estate management or leadership
- Willingness to operate a vehicle and have your driving record verified
- Must be at least 20 years old with a valid driver’s license and an excellent driving record
- Strong knowledge of financial analysis and accounting principles
- Strong knowledge of real estate terminology and property management methods, processes, and principles
- Knowledge of local, county, and state government processes (e.g., code ordinances, violations, eminent domain)
- Excellent negotiation, project management, and problem-solving skills
- Ability to promote a positive service culture by anticipating needs and resolving issues professionally
- Ability to interpret and explain legal terms and documents
- Intermediate knowledge of Microsoft Word, Excel, and PowerPoint
- Basic knowledge of Microsoft Access
- Willingness and ability to climb on roofs
- Willingness and ability to travel overnight weekly and for extended periods
- Willingness and ability to occasionally work evenings, weekends, and holidays as needed
- Willingness and ability to be on call 24 hours a day, 7 days a week
Preferred Qualifications
- Master’s degree in business, real estate, or a related field
- Five or more years of real estate and management experience with a background in commercial property management
- CPM certification
- Knowledge of retail operations
- Intermediate knowledge of Microsoft Outlook, SharePoint, OneNote, OneDrive, and Teams
- Advanced knowledge of Microsoft Word, Excel, and PowerPoint
- Knowledge of Alteryx, Viewstar, GeoPortal, and Smartsheets
- Knowledge of SAP, Tririga (Compass), and Publix Property Portal
