Responsibilities

  • Provide leadership and guidance to property teams across multiple locations, ensuring efficient operations and staff development.
  • Oversee the recruitment, training, and performance management of property staff, fostering a high-performing and engaged workforce.
  • Conduct regular property visits to monitor operations, ensure compliance, and support property managers in achieving goals.
  • Collaborate with property managers to optimize rent collections, reduce delinquencies, and ensure adherence to legal and company policies.
  • Review financial reports, monitor budgets, and identify opportunities to enhance property value while controlling expenses.
  • Implement and oversee strategic marketing and leasing initiatives to maintain high occupancy levels and competitive positioning in the market.
  • Prepare and present regular reports on property performance, financial metrics, and market trends to ownership and senior management.
  • Manage vendor relationships, ensuring adherence to contracts and high-quality service for maintenance, repairs, and capital improvements.
  • Ensure all properties meet safety, cleanliness, and aesthetic standards through regular inspections and facilities management.
  • Address resident concerns and foster a positive community environment by providing timely and effective solutions.
  • Partner with senior management to execute long-term strategies that promote financial growth and operational success.
  • Ensure compliance with all state, federal, and local regulations, including Fair Housing and employment laws.
  • Communicate regularly with corporate teams to provide updates on property performance and recommend areas for improvement.
  • Develop yearly operating budgets/forecasts.

Qualifications

  • Sound educational background or equivalent experience in residential properties, rental operations, or related business operations.
  • Minimum of five years’ supervisory experience, preferably in residential properties, rental operations, or related business operations.
  • Relevant experience running a property, especially at a university/college level.
  • Strong interpersonal and communication skills, including the ability to build and maintain quality relationships.
  • Experience within a fast-paced, target-driven environment with a strong focus on sales and marketing.
  • Proficiency in working with technology and adaptability to online systems.
  • Driver’s license required.
  • Carbon Literacy Certification or willingness to undertake training.
