Beztak, a national Real Estate Development, Construction, and Property Management company, is seeking a Regional Manager to join our third-party operations team in Memphis, TN. This role directs and oversees the overall operation of apartment communities within the region, ensuring financial stability and continued real estate development.

Responsibilities

  • Inspect each property on a weekly basis.
  • Ensure vacants are prepared for occupancy within seven days to company standards.
  • Maintain the exterior curb appeal of the property to the highest standards of repair and cleanliness.
  • Develop, implement, and achieve the annual property budget.
  • Be directly involved with the bidding and acceptance of all service contracts.
  • Establish written goals for the property in every area of operation.
  • Prioritize the Property Manager's workload.
  • Ensure on-site staff perform at or above acceptable levels.
  • Maintain control of expenditures and ensure the best products/services are purchased at the best prices.
  • Ensure vendors are paid in a timely manner—do not allow bills to carry over to a new year.
  • Study and analyze weekly reports to set goals, adjust pricing, and position the property competitively.
  • Maintain current knowledge of each property's competition, including monthly market studies, and shop one competitor per week.
  • Monitor individual property websites and reputation media sites (e.g., Yelp, Apartment Ratings, Facebook).
  • Adjust and raise rents when possible.
  • Maintain the highest possible occupancy by developing and adjusting marketing plans.
  • Review and research the Profit and Loss Statement monthly; prepare a written Owner’s Report and discuss results with the President of the Management Company.
  • Immediately notify leadership of emergency or crisis situations.
  • Inform the Vice President of all legal matters regarding the property.
  • Set a good example for all on-site personnel.
  • Interview, hire, and train Property Managers.
  • Assist the Property Manager in recruiting, hiring, training, motivating, evaluating, and terminating on-site personnel.
  • Approve all on-site compensation within budget and company guidelines.
  • Review standard and procedure updates with the Property Manager and staff to ensure company systems are followed.
  • Analyze unit availability, study notices received, condition of vacants, status of service requests, traffic sources, and leasing personnel performance.
  • Obtain estimates and prepare specifications for major capital expenditures.
  • Monitor advertising, rates, deposits, and specials of competitors and adjust as needed with final approval by leadership.
  • Operate a company or personal vehicle for work-related purposes.
  • Work in a high-pressure environment, handling difficult customers/vendors, urgent matters, and conflicts with effective interpersonal skills.

Requirements

  • Bachelor’s degree strongly preferred.
  • Experience as a Multifamily Regional Manager or 5 years in a related role.
  • Experience overseeing a minimum of 1,200 units across multiple properties.
  • Able to travel as needed.
  • Real Estate License preferred; may be required to obtain within the first 90 days.
  • Experience writing budgets and forecasts.
  • Yardi experience desired.

Physical Demands

The position requires prolonged periods of sitting at a desk and working on a computer. You will also frequently walk, stand, and communicate with co-workers, guests, residents, and the public. Periodic confinement to a vehicle is required.

Work Environment

This position typically operates indoors in an air-conditioned office with a mixture of natural, incandescent, and fluorescent lighting.
