Overview

The Regional Property Manager oversees the operational and financial performance of a portfolio of multifamily communities within an assigned region. This role is responsible for providing strategic leadership and operational direction to Portfolio Property Managers, Senior Property Managers, Property Managers, and maintenance teams to ensure properties consistently meet company standards for resident experience, financial performance, and operational compliance.

Key Responsibilities

  • Portfolio Strategy & Operations

    • Oversee the operational performance of all communities within the assigned region, ensuring properties operate efficiently and consistently with company standards.
    • Partner with on-site teams to implement operational strategies that improve occupancy, resident satisfaction, and overall property performance.
    • Conduct regular site visits and property inspections to evaluate property condition, operational execution, and team performance.
    • Ensure operational consistency across communities including leasing processes, maintenance standards, vendor management, and resident services.
    • Serve as the escalation point for operational challenges and complex property issues that require regional leadership.
  • Team Leadership & Development

  • Provide direct leadership, coaching, and performance management to on-site teams within the assigned region.
  • Establish clear expectations and performance goals for property teams while promoting accountability and operational excellence.
  • Partner with Human Resources and leadership to recruit, develop, and retain high-performing property management professionals.
  • Support leadership development and succession planning across the property management team.
  • Foster a collaborative and service-focused culture that aligns with company values and operational standards.
  • Provide ongoing training, mentorship, and operational guidance to property management teams to strengthen leadership capabilities across the region.
  • Financial Performance & Asset Management

    • Lead the development and oversight of annual operating budgets for communities within the region in partnership with property teams and leadership.
    • Monitor portfolio financial performance including occupancy trends, rent collections, operating expenses, and variance reporting.
    • Review monthly financial reports and operational metrics to identify performance trends and implement corrective action plans when necessary.
    • Support revenue management strategies, rent positioning, and leasing initiatives to maximize portfolio income.
    • Provide strategic recommendations related to capital improvements, operational efficiencies, and long-term property performance.
    • Ensure proper financial controls, expense management, and adherence to company accounting procedures across all communities.
  • Compliance, Client Relations & Strategic Alignment

    • Ensure all communities operate in compliance with federal, state, and local housing regulations as well as company policies and procedures.
    • Serve as the primary point of contact for ownership groups, investors, or internal leadership regarding property performance and operational updates.
    • Collaborate with internal departments including compliance, accounting, marketing, and maintenance leadership to ensure alignment across the portfolio.
    • Oversee risk management practices including safety standards, regulatory compliance, and property inspections.
    • Support implementation of company initiatives, operational programs, and strategic goals across the region.
    • Maintain awareness of local market trends and industry developments to inform portfolio strategy and operational decision-making.

    Qualifications

    • Education & Experience

    • Bachelor’s degree in business, real estate, property management, or related field preferred.
    • 7+ years of progressive multifamily property management experience required.
    • Prior experience overseeing multiple properties or leading property management teams strongly preferred.
    • Demonstrated success managing property financial performance including budgeting, revenue optimization, and expense management.
    • Experience leading and developing property management professionals across a portfolio of communities.
    • Affordable housing experience (HUD, LIHTC, Section 8, Rural Development, or similar programs) preferred if applicable to the portfolio.
    • Industry designations such as CPM, CAM, or ARM are a plus.
  • Skills & Competencies

    • Strong leadership and organizational management skills with the ability to guide multiple teams across a regional portfolio.
    • Advanced financial and analytical skills with the ability to interpret operational and financial performance metrics.
    • Strategic thinking and problem-solving ability to address complex operational challenges and drive portfolio performance.
    • Excellent communication and interpersonal skills with the ability to build strong relationships with property teams, residents, vendors, and leadership.
    • Ability to manage multiple priorities across a dynamic portfolio environment.
    • Proficiency in property management software (Yardi) and Microsoft Office Suite.
    • Valid driver’s license with ability to travel regularly between properties within the region.
