About the role

The Regional Property Manager directly contributes to our continued success in competitive markets and possesses previous Affordable Housing Regional Manager experience. This role is eager to help establish and develop our expanding operations in San Antonio/Austin, Texas. The Regional Manager is well-versed in LIHTC and Affordable Housing operations with proven success in turnaround or renovated properties and supports our portfolio on special projects and new acquisitions.

Responsibilities

  • Ensures that all property operations are conducted consistently with Atlantic Pacific's policies and procedures and state, local, and national laws and regulations.
  • Makes necessary arrangements when Property Managers are absent, which may include directly supervising the property until they return.
  • Responsible for implementing and managing individual site business plans, including investment objectives, compliance goals, marketing positioning, people, asset quality, and financial goals and objectives.
  • Reviews and helps prepare the annual budgets for all properties for submission to executive leadership and partners/clients, if applicable. Makes recommendations to reduce or eliminate unnecessary expenses to ensure the budget is reasonable and error-free.
  • Ensures partnerships with vendors are executed in a manner that provides protection for Atlantic Pacific and is consistent with management agreements and compliance requirements.
  • Reviews and audits all monthly HUD/LIHTC to ensure compliance.
  • On a quarterly basis, ensures that a comprehensive property inspection for all assigned properties in the portfolio has been completed satisfactorily.
  • Completes property inspections monthly.
  • Travels to different locations (up to 80% of the time with overnight stays).

Requirements

  • Bachelor's degree (B.A.) from a four-year college or university preferred but not required.
  • Three to five years of LIHTC-related experience required.
  • Housing Credit Certified Professional (HCCP) designation preferred (for LIHTC), Certified Occupancy Specialist (COS) designation preferred (for Section 8), Regional Management Professional designation (ARM, CAPS, CPM, etc.) is helpful but not required.
  • Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.
  • High proficiency with computer software, including Microsoft Word, Excel, and Outlook.
  • High proficiency with property management software: Bluemoon, Yieldstart preferred, and Onsite or Yardi (CRM, Voyager, P2P) required.
  • Rounded knowledge of building trades including plumbing, electric, gas systems, construction, and landscaping.
  • Excellent verbal and written communication skills.
  • Must be available to work weekends as needed.
