Regional Manager

Fiscal Accounting

• Aid in the creation and execution of the region's operational budgets.
• Review monthly operating statements for accuracy, identify and address budget-to-actual variances, and maintain control over bottom-line cash flow.
• Develop strategic plans to enhance portfolio performance and maximize operational efficiency.
• Develop and implement a system to achieve 0% rent delinquency across the portfolio.
• Oversee large capital projects and coordinate with various departments to ensure effective communication and project completion.
• Prepare and submit subsidy vouchers as required.

Staff Leadership

• Visit assigned communities at least 3-4 times per week to oversee management of up to 10 sites and a diverse workforce.
• Manage personnel and performance, coach leaders, and provide clear and concise feedback and direction.
• Collaborate with back office and corporate support functions, including compliance, finance and accounting, asset management, capital projects, and human resources.
• Evaluate team performance annually and recognize opportunities for development.
• Address any team member concerns, maintenance issues, resident problems, breaches of security, and emergencies.
• Coordinate and oversee on-site operations, including budget implementation, compliance matters, vendor relationships, contractor workmanship, rent collections, accounts payable, etc., to ensure smooth operations.

Resident Relations + Customer Service

• Engage positively with residents regarding operational concerns, community initiatives, and other community-related topics.
• Refer residents to appropriate services and agencies as needed.
• Create and implement systems to provide necessary services to residents, ensuring prompt and effective resolution of complaints.

Adherence to PM Rules, Regulations, and Guidelines

• Respond promptly and transparently to housing violations and liability concerns related to the property.

Physical Demands & Working Conditions

• The incumbent must report to work and adhere to all safety and business protocols.
• Frequent sitting, walking, repetitive use of computer equipment, reading, comprehending, writing, performing calculations, and communicating verbally.
• Occasional squatting, bending neck/waist, twisting neck/waist, pushing, and pulling.
