Responsibilities

  • Personnel Management
    • Use consistent techniques and company directives to screen, hire, train, coach, and develop on-site staff
    • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
    • Address performance problems with documentation, communication with supervisors and HR, and termination when necessary
    • Prepare and approve salary increase requests for Community Managers and other team members
    • Ensure all counseling statements, written evaluations, and salary requests are reviewed by Regional & Senior Vice President and delivered to HR
    • Approve timesheets, verify hours, vacation, sick time, and signatures
    • Promote harmony and quality job performance through support and effective leadership
    • Ensure staff compliance with Company policies and procedures
  • Financial Management
    • Achieve the highest possible net operating income through cost control, revenue improvement, and leasing strategies
    • Develop yearly operating budgets and forecasts
    • Provide monthly written evaluations of income and expense line items significantly over budget
    • Suggest capital improvements for future site development
    • Monitor proposals, contracts, and work progress for large projects at sites
    • Ensure timely receipt, reconciliation, and coding of deposits, rent collections, and vendor invoices
    • Complete property closeout on time and ensure accuracy of ownership financial reports
  • Strategic Leasing Management
    • Develop yearly marketing plans and implement marketing strategies to generate rentals or rent increases
    • Ensure effective staff leasing techniques, follow-up procedures, lease documentation, and reporting systems
    • Address resident complaints, concerns, and requests to ensure satisfaction
    • Develop and implement resident retention programs (e.g., resident functions, special promotions, newsletters)
    • Effectively show, lease, and move in prospective residents
  • Administrative & Maintenance Management
    • Ensure all administrative and leasing reporting is accurate, complete, and submitted on time
    • Assist with emergency response and ensure proper handling of property emergencies within company guidelines
    • Monitor service request turnaround and responsiveness of maintenance staff
    • Maintain property appearance and ensure timely completion of repairs through regular inspections
    • Plan and utilize property resources, equipment, and supplies economically (e.g., obtaining bids, managing vendor relationships)
    • Direct and monitor maintenance, construction, and rehabilitation activities for quality and expediency
  • Travel: This position requires 25-50% annual travel for property visits, conferences, training, or other business-related activities.

Requirements

  • High School Diploma or equivalent; Bachelor’s degree preferred or four years of experience in the housing industry
  • One to two years of related experience and/or training, or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) certification preferred
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Pay

California Pay Range: $115,000 - $130,000 USD
