What You'll Do
- Oversee the daily operations of multiple multifamily communities within the assigned region.
- Ensure compliance with company standards, policies, and regulatory requirements.
- Conduct regular property visits to evaluate performance, identify opportunities, and support on-site teams.
- Implement best practices to improve operational efficiency and asset performance.
- Prepare, manage, and oversee annual operating budgets.
- Analyze financial statements, KPIs, and market trends to drive revenue growth and expense control.
- Partner with community teams to achieve occupancy, NOI, leasing, and resident retention goals.
- Develop action plans to improve underperforming assets.
- Recruit, coach, mentor, and develop Community Managers and site teams.
- Foster a culture of accountability, collaboration, and continuous improvement.
- Conduct performance reviews and provide ongoing leadership and support.
- Champion an exceptional resident experience through proactive communication and service excellence.
- Support resident retention initiatives and oversee renewal strategies.
- Afford escalated resident concerns and conflict resolution.
- Ensure communities remain compliant with Fair Housing regulations and all local, state, and federal laws.
- Identify operational risks and implement corrective actions to protect company assets.
- Support audits, inspections, and safety initiatives across the portfolio.
- Monitor market conditions, competitive trends, and economic factors impacting portfolio performance.
- Develop and execute strategies to improve occupancy, resident satisfaction, and profitability.
- Partner with leadership on asset management and long-term portfolio initiatives.
Required Qualifications
- 5+ years of property management experience.
- Minimum 3 years of leadership experience overseeing multiple communities.
- Strong financial acumen with experience managing budgets, forecasting, and financial reporting.
- Excellent leadership, communication, and relationship-building skills.
- Proven ability to drive operational improvements and business results.
- Valid driver's license and reliable transportation.
- Ability and willingness to travel up to 50% throughout the assigned region.
