Key Responsibilities
- Cover all business in accordance with company policies and procedures.
- Inspect common areas and buildings to monitor the appearance, cleanliness, maintenance, attractiveness, and safety of the property.
- Conduct hands-on training in the field: safety, HVAC, turn protocol, work order policy, software, and any other maintenance related training needs.
- Aid with the onboarding of new properties, including setting up software settings, shop setup, vendor setup, SOP implementation, and maintenance of employees within the assigned portfolio.
- In conjunction with the Regional Manager, know all BHAM Construction projects within the assigned portfolio.
- Aid with the physical due diligence of new communities.
- Solicit proposals and competitive pricing from vendor partners to ensure regional pricing where necessary.
- Communicate frequently with the Director of Maintenance and the Regional Property Manager on vital needs of the properties.
- Work with Corporate Staff and other Regional Maintenance Supervisors to review, implement, and help maintain maintenance related policies and procedures for the company.
- Ensure preventative maintenance schedules are followed and maintain proper levels of inventory.
- Review and ensure daily maintenance activity are managed appropriately and in compliance with the policy for each property within assigned portfolio.
- Work with on-site maintenance teams on any areas that may need improvement, including service requests, turnover, ordering, etc.
- Assist Regional Property Managers with capital projects, including communicating capital needs, bidding, and overseeing projects.
- Perform administrative requirements, such as completing necessary forms, reports, etc., and submit as required and on a timely basis.
- Supervise property Maintenance staff including performance management, discipline, and timekeeping.
Education, Experience, And Skills Desired
- Good oral and written communication skills.
- A proven track record for hands-on apartment maintenance and supervisory skills.
- Self-motivated, able to complete assigned tasks, and have the ability to negotiate competitive pricing of supplies and contracted work.
- Able to multi-task and prioritize property needs.
- Strong attention to detail.
- Strong leadership and training skills.
- Able to perform at high levels in fast-paced work environment and successfully adapt to changing priorities and work demand.
- Able to think logically in order to troubleshoot, analyze situations, and make sound business decisions.
- Able to lift, push, and pull up to 75 pounds.
- Formal technical training and/or equivalent job experience in heating, air conditioning is essential.
- HVAC certification required.
- EPA certification required for the handling of refrigerants or ability to get certified.
- Provide own hand tools.
- Able to operate all necessary tools to perform the essential functions of the position.
- Experience in residential property maintenance is required.
- Working knowledge of OSHA standards and other environmental safety standards.
- Able to perform a variety of duties in all types of weather.
