Regional Maintenance Manager

Key Responsibilities
- Provide leadership and oversight of all maintenance operations within the Indianapolis portfolio
- Supervise, mentor, and develop Maintenance Supervisors and onsite maintenance teams to drive performance and accountability
- Conduct daily site visits to evaluate property conditions, curb appeal, shop organization, and adherence to company standards
- Establish and monitor preventative maintenance programs to maximize equipment life and minimize emergency repairs
- Ensure timely completion of work orders, apartment turns, and capital projects while maintaining quality standards
- Partner with Operations leadership to identify operational efficiencies and implement best practices across the portfolio
- Auxiliary in preparing and managing maintenance budgets, including labor, supplies, contracts, and capital expenditures
- Review and approve maintenance-related invoices, proposals, and vendor contracts as required
- Coordinate and oversee third-party vendors and contractors to ensure quality workmanship and cost effectiveness
- Maintain inventory controls and purchasing practices to optimize expenses and reduce waste
- Maintain compliance with all federal, state, and local regulations, including OSHA and company safety policies
- Respond to escalated maintenance issues and provide guidance during emergency situations
- Participate in after-hours emergency response and provide support to onsite teams as needed
- Develop and implement training programs to enhance technical skills and leadership capabilities within the maintenance organization
- Prepare and present maintenance reports, performance metrics, and recommendations to senior leadership
Qualifications
- Minimum of 5 years of progressive leadership experience in multifamily maintenance, including experience as a:
- Maintenance Supervisor
- Area Maintenance Supervisor
- and/or Regional Maintenance Manager
- Proven experience managing maintenance operations across multiple properties
- Strong leadership, coaching, and team development skills
- Excellent organizational and time management abilities with the capacity to prioritize competing demands
- Strong communication skills, both verbal and in writing
- Strong problem-solving and decision-making skills
- Demonstrated ability to work independently and take initiative
- Proficiency with property management and maintenance software systems
Requirements
- Valid driver's license and reliable transportation required
- Ability to travel regularly throughout the Indianapolis market
- Ability to participate in after-hours emergency response, including evenings, weekends, and holidays when necessary
- Ability to lift up to 50 pounds and perform site inspections in various weather conditions
- AppFolio Software experience is a plus
