Regional Maintenance Manager

Key Responsibilities

  • Provide leadership and oversight of all maintenance operations within the Indianapolis portfolio
  • Supervise, mentor, and develop Maintenance Supervisors and onsite maintenance teams to drive performance and accountability
  • Conduct daily site visits to evaluate property conditions, curb appeal, shop organization, and adherence to company standards
  • Establish and monitor preventative maintenance programs to maximize equipment life and minimize emergency repairs
  • Ensure timely completion of work orders, apartment turns, and capital projects while maintaining quality standards
  • Partner with Operations leadership to identify operational efficiencies and implement best practices across the portfolio
  • Auxiliary in preparing and managing maintenance budgets, including labor, supplies, contracts, and capital expenditures
  • Review and approve maintenance-related invoices, proposals, and vendor contracts as required
  • Coordinate and oversee third-party vendors and contractors to ensure quality workmanship and cost effectiveness
  • Maintain inventory controls and purchasing practices to optimize expenses and reduce waste
  • Maintain compliance with all federal, state, and local regulations, including OSHA and company safety policies
  • Respond to escalated maintenance issues and provide guidance during emergency situations
  • Participate in after-hours emergency response and provide support to onsite teams as needed
  • Develop and implement training programs to enhance technical skills and leadership capabilities within the maintenance organization
  • Prepare and present maintenance reports, performance metrics, and recommendations to senior leadership

Qualifications

  • Minimum of 5 years of progressive leadership experience in multifamily maintenance, including experience as a:
  • Maintenance Supervisor
  • Area Maintenance Supervisor
  • and/or Regional Maintenance Manager
  • Proven experience managing maintenance operations across multiple properties
  • Strong leadership, coaching, and team development skills
  • Excellent organizational and time management abilities with the capacity to prioritize competing demands
  • Strong communication skills, both verbal and in writing
  • Strong problem-solving and decision-making skills
  • Demonstrated ability to work independently and take initiative
  • Proficiency with property management and maintenance software systems

Requirements

  • Valid driver's license and reliable transportation required
  • Ability to travel regularly throughout the Indianapolis market
  • Ability to participate in after-hours emergency response, including evenings, weekends, and holidays when necessary
  • Ability to lift up to 50 pounds and perform site inspections in various weather conditions
  • AppFolio Software experience is a plus
