Regional Maintenance Director

About the role

The Regional Maintenance Director at Milhaus is responsible for overseeing the maintenance department across multiple properties. This role involves ensuring all properties are well-maintained, adhering to company policies and standards, and managing capital projects.

Responsibilities

• Establish company-wide pricing and services expectations.
• Collaborate with Senior Director on regional and national vendor contracts (including carpet, vinyl, paint, lighting, and appliance vendors).
• Develop initiatives and policies, procedures, and programs to continuously improve maintenance operations and standards.
• Maintain compliance with changing local, state, and federal code requirements.
• Stay updated on industry trends and products via meetings with vendors, contractors, and shopping competitors.
• Manage the maintenance department, ensuring staff compliance with company policies, procedures, and standards.
• Provide troubleshooting support for maintenance issues and manage preventative maintenance programs.
• Ensure safety protocols are followed and oversee safety meetings.
• Supervise and direct outside contractors for capital projects, providing regular updates on project completions.
• Prepare project reports and manage project billing and lien releases.
• Ensure all projects comply with building codes and obtain necessary permits.
• Train on-site management and staff on maintenance operating systems and processes for new developments.

Requirements

• A high school education or equivalent.
• At least 3 years of experience in a supervisory capacity in a maintenance-related position.
• Problem-solving and team-building skills.
• A big-picture mentality to create a vision and mission for a maintenance team.
• Ability to delegate tasks and responsibilities effectively.
• Understanding and following OSHA guidelines and other regulations.

Qualifications

• CAMT certification preferred.
• HVAC or EPA certification required.
• Valid driver's license.
