Responsibilities
- Complete service requests in a timely and professional manner.
- Diagnose and repair HVAC systems, including troubleshooting, preventive maintenance, and unit replacements.
- Perform repairs involving plumbing, electrical, appliances, drywall, carpentry, and painting.
- Prepare vacant apartments for new residents, including make-ready and punch work.
- Carry out preventive maintenance and property inspections.
- Assist with maintaining pools, common areas, and building exteriors.
- Respond to after-hours emergency maintenance calls as part of the on-call rotation.
- Maintain inventory of maintenance supplies and equipment.
- Cook up with outside vendors and contractors as needed.
- Ensure all work is completed safely and in compliance with company policies and OSHA standards.
- Absorb responsibility for maintaining curb appeal and overall property appearance.
- Document completed work orders and maintain accurate maintenance records.
Qualifications
- Minimum of 3 years of apartment maintenance experience preferred.
- Strong HVAC experience required; EPA Certification required.
- Candidates with extensive HVAC troubleshooting and diagnostic experience will receive priority consideration.
- Knowledge of plumbing, electrical, appliances, and general maintenance.
- Ability to troubleshoot and diagnose maintenance issues independently.
- Excellent customer service and communication skills.
- Ability to lift up to 75 pounds and work outdoors in various weather conditions.
- Valid driver's license and reliable transportation.
- Ability to participate in an on-call rotation.
