Maintenance Technician

Responsibilities

  • Complete service requests in a timely and professional manner.
  • Diagnose and repair HVAC systems, including troubleshooting, preventive maintenance, and unit replacements.
  • Perform repairs involving plumbing, electrical, appliances, drywall, carpentry, and painting.
  • Prepare vacant apartments for new residents, including make-ready and punch work.
  • Carry out preventive maintenance and property inspections.
  • Assist with maintaining pools, common areas, and building exteriors.
  • Respond to after-hours emergency maintenance calls as part of the on-call rotation.
  • Maintain inventory of maintenance supplies and equipment.
  • Cook up with outside vendors and contractors as needed.
  • Ensure all work is completed safely and in compliance with company policies and OSHA standards.
  • Absorb responsibility for maintaining curb appeal and overall property appearance.
  • Document completed work orders and maintain accurate maintenance records.

Qualifications

  • Minimum of 3 years of apartment maintenance experience preferred.
  • Strong HVAC experience required; EPA Certification required.
  • Candidates with extensive HVAC troubleshooting and diagnostic experience will receive priority consideration.
  • Knowledge of plumbing, electrical, appliances, and general maintenance.
  • Ability to troubleshoot and diagnose maintenance issues independently.
  • Excellent customer service and communication skills.
  • Ability to lift up to 75 pounds and work outdoors in various weather conditions.
  • Valid driver's license and reliable transportation.
  • Ability to participate in an on-call rotation.
