About the role

The Residential Regional Facilities Manager will oversee the maintenance operations, capital projects, and overall asset preservation of assigned multi-family properties within the company’s portfolio. This role provides leadership, technical expertise, and construction management support to maintain and improve the functionality and long-term value of company assets. The portfolio includes locations in Camp Hill, Mechanicsburg, Maryland, and Delaware.

Responsibilities

  • Review, approve, and monitor purchase orders, invoices, and vendor contracts to ensure compliance with company budgets and standards.
  • Maintain accurate maintenance and asset records, ensuring that all building systems are inventoried and properly serviced.
  • Partner with other leaders to develop, update, and implement company-wide maintenance and facilities policies, procedures, and best practices.
  • Negotiate bulk contracts for maintenance-related supplies and services in partnership with the Regional Property Manager and site teams.
  • Plan, budget, and manage annual capital improvement programs, including renovations, replacements, and infrastructure upgrades.
  • Account for change orders by updating budgets and forecasts to include added or reduced costs.
  • Partner closely with the other Regional Facilities Manager, Regional Property Manager, and Director of Facility Management to align capital and facility priorities with operational and resident needs, ensuring they are well planned, budgeted, and executed efficiently.
  • Build and maintain strong vendor and contractor relationships to ensure competitive pricing, quality workmanship, and reliable service delivery.
  • Support professional development and performance management through coaching and mentoring to build a high-performing, service-oriented culture within all TCC teams.
  • Identify training needs within maintenance and facilities teams related to maintenance and repair standards, preventive maintenance, or safety practices.
  • Manage on-call rotation schedules and ensure adequate emergency response coverage.
  • Provide technical and logistical support for complex maintenance or repair issues that exceed on-site team capabilities (e.g., major water line breaks, system failures, or structural concerns).

Requirements

  • Must have a valid Driver’s License.
  • 7+ years of experience in Multi-Family or Mixed-Use Property Management in Construction, Facilities Management, or Capital Project oversight.
  • Experience in Facility Management or as a Construction Superintendent, Project Manager, or Building Engineer is strongly preferred.
  • Associate’s or Technical Degree in Construction Management, Facilities Management, or related field is preferred.
  • Strong understanding of building systems (HVAC, Electrical, Plumbing, Structural, and Life Safety) and preventive maintenance programs.
  • Proven experience managing capital budgets and supervising multiple projects concurrently.
  • Knowledge of capital project estimating, bidding, scheduling, and vendor management is required.
  • Proficient in Microsoft Office programs.
  • Experience with Yardi, property management systems, or construction takeoff software is highly preferred.
  • Ability to read and comprehend drawings and plans.
  • Knowledge of basic elevator systems, functionality, and safety procedures.
  • Preferred Certifications: EPA, HVAC, OSHA 10/30, Competent Person, Pesticide Application, Certified Pool Operator.
