About the role
The Regional Facilities Manager will oversee the physical assets, safety, general maintenance repairs, metering, apartment make-readies, preventative maintenance, and construction or rehabilitation projects for multiple apartment buildings in the LCOR portfolio.
Responsibilities
- Manage maintenance operations related to the portfolio such as staff recruitment/retention, training, financial budget planning and performance, customer service and third-party vendor/suppliers, control expenses and improve customer satisfaction
- Confirm operating procedures, maintenance, and vendor management standards of contracts are met in a cost effective, safe, and efficient manner
- Write, review, and negotiate construction project and service contracts
- Manage various small capital improvement and value add projects within assigned portfolio
- Play an active role in overseeing quality control, the commissioning process and coordination with CM during construction, turnover, initial occupancy, and stabilization of new developments
- Ensure delivery of services with a high level of customer satisfaction, and identify opportunities to expand contract scope
- Manage and maintain stabilized assets in a facilities capacity
Requirements
- Minimum 5 years of general maintenance experience in residential property management
- 3+ years of supervisory experience preferred
- Working knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems
- EPA certification required, other certifications/licenses as required by local, state or other regulations
- Weekend work and 24/7 on-call duties required
- High school graduate or GED required
- Basic experience with Microsoft Office Suite (Outlook, Word and Excel), and other relevant applications preferred
- Mid & High-Rise buildings require Certification in Boiler Operations, Chillers & Cooling Towers and Water Treatment Systems
Qualifications
- Prior experience as a Service Manager on lease-up and/or stabilized properties
- Knowledge of centralized and independent mechanical systems including WSHP / hydronic, VRF, cooling towers, as well as domestic and heating/condensing boilers
- Experience with building automation systems and the ability to understand trends, identify problems, recommend solutions, and provide justifications for recommendations
- Effective communication with community associates, Regional Managers, Vice Presidents, and other departments
- Proven ability to conduct due diligence to make challenging decisions with confidence
- Ability to multitask and effectively prioritize multiple deadlines and projects
- Strong organizational skills to manage a schedule and meet deadlines
- Able to accurately perform basic mathematical functions
- Able to interact well with coworkers, supervisors, guests, vendors, contractors and the public in a professional and pleasant manner
- Able to work in a fast-paced environment and deal with moderate levels of stress
- Works as part of a team as well as completing assignments independently
- Able to read and understand manuals, operating instructions, cautionary labels, etc. and carry out instructions and plans
- Takes instruction from supervisors
- Exercises problem-solving skills
- Able to work on call as scheduled 24/7; work weekends and after hours as necessary due to emergency or business need
Skills
- Regulatory compliance experience with understanding of PM procedures and industry standards
- Physical inspections of properties with the assigned portfolio to evaluate health specifications, safety requirements, risk management, asset preservation, customer service, and company standards
- Ensure appropriate risk mitigation procedures are implemented including disaster response
