About the role

Southern Land Company, a national real estate development and construction firm, is seeking a full-time Regional Director, Multifamily Facilities - West Region to join our dynamic team. The salary range for this position is $120,000 to $130,000, depending on experience.

Responsibilities

  • Coordinate technical training seminars for service associates and monitor training program completion rates for required courses.
  • Develop and maintain emergency action procedures for the properties.
  • Hire and train new staff and develop staff to maximize potential including broad level development plans for Service Managers.
  • Manage schedules for maintenance personnel to ensure proper coverage of portfolio and timely resolution of work orders.
  • Supervise direct reporting staff in accordance with overall company policy.
  • Maintain staff performance including performance reviews and address performance problems through corrective action and dismissal.
  • Afford assistance to direct reporting staff to address and resolve concerns or complaints involving job duties and job descriptions, performance standards, relations with coworkers, relations with supervisors and managers.
  • Create a leadership style that creates a productive, motivated, informed, inspired, engaged and goal-oriented team.
  • Comply with all Company policies and procedures related to employment.
  • Afford assistance to corporate team with monitoring and allocating Turnover, CapEx Funds, and R&M Budgets.
  • Manage and negotiate vendor contracts, contractor’s schedules and work completed inspections for assigned communities.
  • Ensure that current and future maintenance and repair projects do not exceed approved budgeted expenses.
  • Conduct inspections on Turns, Pool, Curb Appeal, Shop, Landscaping/grounds, amenities, Turn Process, Review Shops, Safety Inspection, and safety compliance to ensure that they reflect and represent the high quality of the community.
  • Ensure preventive maintenance programs are reviewed and related work completed.
  • Monitor and set time and quality standards for service request and apartment turns.
  • Identify resources and keep informed of local, state, and municipal building requirements and landlord tenant affairs relating to R&M and Capital Investments.
  • Lead unit punch acceptance and partner with property managers, development, and construction to address issues quickly and effectively.
  • Perform other duties as assigned or as necessary.

Qualifications

  • Knowledge of organizational and community policies and procedures, ability to apply these to solve company issues.
  • Demonstrated understanding of overall property service management.
  • Proactive prioritization of needs and effective resource management.
  • Strong personnel management skills and knowledge of fiscal management.
  • Ability to identify and provide one-on-one training as needed.
  • Ensures that minimum training requirements are met for all service teams in the area.
  • Mentors and coaches the area Service Managers.
  • Ability to motivate, develop, and direct people as they work, identifying the best people for the job.
  • Ability to apply and teach the principles and practices of work leadership and management.
  • Ability to motivate the community team and manage their performance in accordance with company policies, values, and business practices.
  • Strong working knowledge of Microsoft Office.
  • Excellent written and verbal communication skills.
  • Strong interpersonal skills, and the ability to deal professionally with clients, vendors, and co-workers on the phone and in person.
  • Excellent organizational and time management skills, ability to take initiative, use good judgment, demonstrate a strong sense of urgency and attention to detail, and carry multiple projects through to completion.
  • Ability to work independently, prioritize work and ask for further clarification when necessary.
  • Ability to work under pressure with tight time constraints, as well as the ability to deal with frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.
  • Supervisory Responsibilities: Service Managers, Service Technicians, Groundskeepers, Porters, Painters, Pool Attendants, Housekeepers, Make-Ready Technicians.
