Regional Director (Austin, TX)

About the Role

As a Regional Director, you will be responsible for all aspects of successful property management for a portfolio of apartment properties. This includes overseeing the performance of on-site personnel, ensuring properties comply with CWS safety practices, implementing operating policies and regulatory requirements, and maintaining clean and functional properties.

Responsibilities

• Align with and positively influence the CWS Culture by embodying and promoting the CWS Purpose and Values.
• Make safety a top priority, ensuring the health, well-being, and safety of team members, residents, contractors, and yourself.
• Recruit, hire, train, retain, and lead team members within your assigned portfolio.
• Support, mentor, and train on-site managers to provide a safe and superior living experience.
• Drive the growth and development of team members through feedback and coaching.
• Hold team members accountable for their performance.
• Lead and support large teams of property management professionals in maintenance, leasing, and operations.
• Meet objective budgeted financial goals by managing leasing and operations strategies for a portfolio of multi-family apartment communities.
• Lease properties at or above market rate for new and existing residents.
• Use knowledge of finance, revenue management, personnel, and project management to meet and exceed financial goals.
• Effectively manage controllable expenses and provide timely notification of variances with action plans to mitigate negative impacts.
• Conduct regular property inspections to ensure clean and functional tour paths and living conditions.
• Review safety inspections and incident reports, addressing patterns or concerns.
• Ensure property presentation meets expectations, focusing on the tour route and stale units.
• Escalate concerns related to safety and well-being of people or property as appropriate.
• Provide exceptional customer service by resolving resident complaints professionally and ensuring timely completion of service requests.
• Maintain a minimum of four (4) stars on Google for each property within the assigned portfolio.
• Ensure high employee engagement throughout the assigned portfolio.
• Implement systems for proactive issue identification and resolution.
• Diagnose, communicate, and remedy problems efficiently, following up until resolved.
• Hold yourself and team members accountable for learning from problems to prevent recurrence.
• Collaborate effectively with other departments to establish and maintain credibility and trust in areas related to income, expenses, physical issues, personnel, safety, and security.

Qualifications

• Four-year bachelor’s degree preferred; graduate experience a plus.
• 10+ years of progressive management experience in the multifamily real estate sector.
• Knowledge of multifamily industry trends, best practices, rules, and regulations.
• Proficiency in Microsoft Office (especially Excel) and property management systems such as Yardi or similar software, including revenue management systems.
• Valid driver’s license and current automobile insurance.

Work Environment

Work is performed throughout residential apartment communities, including occupied units, vacant apartments, exterior grounds, and maintenance areas. The position regularly involves exposure to varying temperatures, noise, dust, fumes, chemicals, power tools, and moving mechanical equipment.

Physical Requirements

• Frequent physical activity including walking, standing, bending, kneeling, crouching, climbing ladders, and working in confined or elevated spaces.
• Regularly lifts, carries, pushes, or pulls tools, appliances, equipment, and supplies up to 50 pounds.
• Exposure to varying weather conditions, maintenance equipment, chemicals, and other environmental conditions associated with property maintenance operations.
