About the role
We are adding a new Real Estate Valuation Analyst to our Valuation, Advisory/Analytics group in New York. This hybrid position offers hands-on experience in appraisal, appraisal review, and appraisal management across all property types. You will collaborate with a dynamic team, manage client workflows, and work with Argus ValueInsight while gaining exposure to diverse asset types and industry-leading practices.
Responsibilities
- Professional development: Become Argus Certified and expand your knowledge in commercial real estate.
- Hands-on exposure: Work on a variety of real estate projects nationwide, gaining insights into property valuations and appraisals while building relationships with team members and clients. Receive mentorship from senior staff and work across multiple asset types.
- Cash flow modeling: Prepare cash flow models using ARGUS Enterprise, utilizing client-provided data (rent rolls, operating statements, tenant sales, and financial information). Learn to develop Sales Comparison and Cost approaches for appraisal reports, including researching sale transactions and completing replacement cost estimates with Marshall and Swift data.
- Appraisal management: Manage administrative tasks driving the Altus-client appraisal process, including market analysis and valuation of client properties. Contribute to Argus ValueInsight, schedule calls, and draft engagement letters between clients and third-party appraisers.
- Appraisal: Learn the end-to-end appraisal process, including preparing market analyses (gathering and analyzing market/submarket data, determining market rent based on comparable leases). Develop judgment in data gathering and valuation assumptions such as market rent and growth.
- Appraisal review: Review third-party appraisal reports, including evaluating ARGUS Enterprise cash flow models for factual and market assumptions, comparing valuation metrics to benchmark data, and ensuring compliance with USPAP and state regulations.
- Training: Complete onboarding training (Core Competency, Business Practices and Ethics, USPAP, Basic Appraisal Principles and Procedures) and build awareness of due diligence for client acquisitions.
Requirements
- A Bachelor’s degree in Real Estate, Finance, Economics, Accounting, or a related field; prior exposure to commercial real estate (e.g., internships) is beneficial.
- Strong business writing, research, quantitative, and analytical skills for end-to-end appraisal review.
- Proficiency in Excel (XLOOKUPs, pivot tables, DCF models); familiarity with ARGUS Enterprise is a plus.
- Proactive, resourceful, and committed to continuous learning and certification.
- Effective communication and collaboration skills, with the ability to convey technical information to non-technical stakeholders.
- Willingness to work outside regular hours as needed.
