Responsibilities
- Manage residential listing transactions from executed listing agreement through closing.
- Review contracts, amendments, disclosures, and supporting documentation for completeness, accuracy, and compliance.
- Maintain transaction files in accordance with Texas Real Estate Commission (TREC) requirements and LKV Realty policies.
- Track and monitor all contractual deadlines, contingencies, financing milestones, inspection periods, and closing dates.
- Monitor earnest money deposits, option fee deadlines, and other contractual obligations.
- Cover communication between sellers, title companies, attorneys, lenders, inspectors, appraisers, contractors, and other transaction partners.
- Schedule inspections, appraisals, final walkthroughs, contractor appointments, and closing appointments.
- Obtain required signatures on contracts, disclosures, amendments, and closing documents.
- Prepare transaction files for brokerage compliance review and ensure all required documentation is complete before closing.
- Cover MLS status updates with the listing agent as transactions progress.
- Prepare and organize closing documentation and ensure complete post-closing file retention.
- Provide proactive transaction updates to all parties throughout the transaction process.
- Identify and resolve transaction issues before they become problems.
- Aid the Broker with transaction-related administrative tasks and process improvements as needed.
Qualifications
- Active Texas Real Estate License (Sales Agent or Broker) in good standing.
- Minimum of two years of residential real estate experience preferred.
- Previous Transaction Coordinator experience strongly preferred.
- Thorough understanding of Texas residential real estate contracts and transactions.
- Strong organizational skills with exceptional attention to detail.
- Excellent written and verbal communication skills.
- Ability to prioritize multiple transactions while consistently meeting deadlines.
- Proficiency with Microsoft Office, Google Workspace, and transaction management software such as Dotloop, SkySlope, Lone Wolf, or similar.
- Ability to work independently with minimal supervision while contributing to a collaborative team environment.
