About the role

The Real Estate Loan Servicing Specialist performs general servicing and accounting functions on all residential real estate loans, including loans sold to investors. This role handles member service activities such as payoffs, reconveyances, perfection of title (trailing docs), subordinations, delinquent property taxes, servicing of participation loans, payments, trailing docs, and returned items. The specialist interfaces with investors (e.g., FNMA, BNY Mellon), escrow and title companies, subservicing companies, and the Accounting department to resolve outstanding issues.

Responsibilities

  • Process reconveyances on paid-off loans.
  • Process Participation and Remittance reports for Real Estate Loan Pools.
  • Apply draw stops on HELOCs.
  • Perform general servicing and accounting functions for residential real estate loans, including investor-sold loans.
  • Assist in processing monthly Rate and Payment Changes and Balloon Loan notes reports.
  • Process and review File Maintenance on Base, Episys, and FICS reports; communicate discrepancies to appropriate teams.
  • Process bi-monthly SNC (State National) Mortgage Insurance reports, follow up with members, and obtain proof of insurance to cure impairments.
  • Research member disputes, complaints, and subpoena requests for documents.
  • Order notes from BNY Mellon and DMI for paid-off/payoff loan requests and prepare/process reconveyances.
  • Monitor and ensure timely receipt and upload of trailing documents to the loan origination system.
  • Process incoming payoffs and Unapplied/Undisbursed reports.
  • Prepare and submit weekly reports to Management within designated timeframes.
  • Support the Collections department in processing Real Estate Loan Modifications.
  • Process incoming Demand and Payoff requests, as well as Subordination requests for PACU.
  • Assist with loan delivery to FNMA and quarterly validation of title/escrow companies.
  • Reconcile department general ledgers and process yearly IRS 1098 reports.
  • Serve as backup for processing purchase advises from FNMA.
  • Maintain effective communication and coordination with Premier America Team Members.
  • Process Successor In Interest requests and HELOC maturity letters.
  • Update FNMA P&I Remittance reports and send daily drafts to FNMA.
  • Process and balance Daily Payment files and FNMA LARs.
  • Process and pay department monthly invoices.

Requirements

  • A minimum of two (2) years of similar or related experience.
  • A high school diploma or equivalent.
  • Thorough knowledge of Mortgage Loan Origination systems, Fannie Mae systems and regulations, and CORE systems.
  • Proficiency in Microsoft Word and Excel.
  • Knowledge of Mortgage Loan Processing, basic accounting, regulations, credit union products, operations, practices, and procedures.
  • Excellent communication and interpersonal skills.
  • Strong organizational skills and ability to work well under pressure.

Pay

The base pay range for this position is $24–$29 per hour.
