About the role

We'll count on you to:

  • Provide pre-negotiation project, parcel and property owner due diligence and negotiate for acquisition of rights relative to public or private projects as assigned.
  • Review appraisals and research comparable properties, prepare and/or provide QC review of Market Analysis and Waiver Valuations following the Federal and State guidelines as applicable.
  • Verify ownership and the extent of interests, prepare offer packages and maintain complete and detailed records/files with owner contacts, agency representatives and project team.
  • Prepare non-survey quality maps, drawings, exhibits to provide to Owners to aid in the Agent’s negotiations.
  • Communicate effectively with internal staff and external clients.
  • Demonstrate strong time management and organizational skills.
  • Review federal, state, local agencies and private industry guidelines/regulations to educate landowners to effectively facilitate the acquisition/relocation process.
  • Knowledgeable in title research and utility acquisition practices for obtaining permanent and temporary easements.
  • Be proficient with MS Office (Word, Excel, Outlook, PowerPoint, Power BI).
  • Experience with relational databases such as but not limited to ArcGIS Online.
  • Conduct research and navigate the Internet efficiently and effectively.
  • Read, review and quality check engineering project plans and legal descriptions.
  • Draft various types of real estate documents, such as but not limited to deeds, easements, leases, and purchase agreements.
  • Keep detailed documentation of any/all correspondences with project team, owners, clients, subconsultants.
  • Prepare Progress Reports to include with Invoice to send to Clients.
  • Update internal systems related to project management task of a project.
  • Lead/Manage a project team, budget and schedule.
  • Manage Subconsultants.
  • Cook with Client and/or Owner’s legal counsel as needed.
  • Be available for travel (in state and out of state) as needed.

Requirements

A minimum of 2 years of experience in real estate, right-of-way, title, utility coordination, relocation, or property management.

Ability to work independently, communicate and document effectively, handle large volumes of work, and coordinate closely with management.

Availability for travel.

Ability to understand and work in compliance with the federal, state and industry laws, and FHWA, FAA, FTA, FRA, NEPA, FERC and Uniform Relocation Act regulations.

Ability to work confidently with clients, property owners and occupants.

Ability to effectively balance office and field work in a collaborative and deadline-sensitive manner.

Proficiency with standard technology tools such as Microsoft Office and Project.

Qualifications

A minimum of a bachelor’s degree or equivalent experience.

Skills

  • Knowledgeable in title research and utility acquisition practices for obtaining permanent and temporary easements.
  • Proficient with MS Office (Word, Excel, Outlook, PowerPoint, Power BI).
  • Experience with relational databases such as but not limited to ArcGIS Online.
