Real Estate Licensed Property Manager
About the role
The Property Manager at Howard Hanna Property Management is responsible for administering all aspects of leasing and maintenance of rental properties under the direction of the Director of Property Management. The role involves managing owners' needs, marketing properties, screening tenants, enforcing lease agreements, conducting inspections, and managing maintenance and repairs.
Responsibilities
- Manage Owners' Needs: Understand and assist owners in achieving their goals, ensuring compliance with professional standards and landlord-tenant laws.
- Marketing: Utilize MLS data to determine fair market rents, prepare and submit listings, respond to inquiries, screen tenants, and negotiate lease terms.
- Leases and Tenants: Prepare and enforce lease agreements, maintain tenant relations, conduct move-in, routine, and move-out inspections, and handle maintenance and repairs.
- Knowledge of Landlord-Tenant Law: Comply with the Servicemembers Civil Relief Act (SCRA), local city codes, and understand landlord-tenant laws.
- Client/Customer Relationship: Work in the best interest of owners, provide high-level customer service, and balance the needs of clients and customers.
Requirements
- Valid Real Estate License in the managing state.
- Valid Driver’s License and possession of a vehicle.
- Proficiency in Microsoft Office.
- Basic accounting knowledge.
- Time management skills.
- Professional and tactful communication skills.
- Physical ability to perform duties, including lifting, climbing, and accessing attics and crawl spaces.
- Mechanical aptitude and understanding of basic electrical, HVAC, carpentry, and plumbing repairs.
