About the role

The Property Manager is responsible for administering all aspects of leasing and maintenance of rental properties under the direction of the Director of Property Management. Duties include procuring new business, marketing available units, maintaining tenant relations, conducting routine property inspections, and keeping accurate records.

Responsibilities

  • Manage Owners' needs and expectations while adhering to professional standards and landlord-tenant laws.
  • Utilize local MLS data to determine fair market rent and screen potential tenants.
  • Prepare and submit listings for MLS, Navy Housing, etc., and respond promptly to rental inquiries.
  • Negotiate lease terms and enforce lease agreements.
  • Conduct move-in, routine, and move-out inspections, and oversee maintenance and repairs.
  • Manage contractors and maintain a list of qualified, reliable, and reasonably priced professionals.
  • Comply with local, state, and national landlord-tenant laws.

Requirements

  • Valid Real Estate License in the managing state.
  • Valid Driver’s License and possession of a vehicle for daily use.
  • Proficiency in Microsoft Office.
  • Basic accounting knowledge.
  • Effective time management skills.
  • Professional and tactful communication with co-workers, clients, vendors, and contractors.
  • Physical ability to perform duties, including climbing stairs, lifting reasonable weights, and accessing attics and crawl spaces.
  • A mechanical aptitude and understanding of basic electrical, HVAC, carpentry, and plumbing repairs.

Qualifications

Experience in property management, familiarity with local MLS data, and strong interpersonal and communication skills are preferred qualifications.

  • Knowledge of landlord-tenant laws and regulations.
  • Proficiency in Microsoft Office.
