What this job involves
Join JLL's Public Institutions (PI) group as a Real Estate Consultant supporting the Air Force Portfolio Management team in overseeing the Air Force's $15 billion portfolio of Public-Private Partnership (P3) assets. In this role, you'll work directly with the Air Force Civil Engineering Center's Housing Privatization program management, helping to manage critical infrastructure that serves our nation's service members and their families. This position offers a unique opportunity to combine real estate expertise with public sector impact, working alongside more than 800 PI professionals who partner with over 200 government and higher education clients nationwide. You'll gain exposure to large-scale P3 projects while developing expertise in real estate finance, operational management, and regulatory compliance within the defense sector.
What your day-to-day will look like
- Advising JLL team leads and Department of Defense clients on operational management, real estate finance, and legal document compliance for large-scale Public-Private Partnership projects.
- Preparing recurring client deliverables including quarterly asset performance reports, compliance reports, property operations reports, and account status reports that track portfolio performance and ensure regulatory adherence.
- Providing ad hoc analytical support by drafting technical memos, preparing executive briefing materials, investigating operational issues, and conducting financial analyses to support client decision-making.
- Gathering and evaluating economic, demographic, and real estate market data to inform strategic recommendations and project assessments.
- Reviewing and analyzing legal contracts, financial reports, and operating plans as part of due diligence processes, negotiations, and portfolio restructuring efforts.
- Participating in on-site property assessments to evaluate operational performance and identify improvement opportunities across the Air Force housing portfolio.
- Maintaining financial databases and document management systems to ensure accurate tracking and easy access to critical portfolio information.
Required Qualifications
- Bachelor's degree in real estate, business, finance, public policy, or a related field.
- 0-3 years of professional work experience in real estate, consulting, finance, or related fields.
- Advanced proficiency with Microsoft Office suite, particularly Word, PowerPoint, and Excel for report development, financial analysis, and presentation creation.
- Strong written and verbal communication skills with demonstrated ability to write clear reports, develop professional presentations, and speak confidently in meetings or public settings.
- Proven ability to problem-solve, manage multiple priorities simultaneously, and thrive in a fast-paced, deadline-driven environment.
- Willingness to travel nationally approximately 25% of the time for on-site property assessments, client meetings, and team collaboration.
Preferred Qualifications
- Knowledge of real estate operations and utilities management principles and best practices.
- Basic understanding of real estate finance concepts including budget analysis, pro forma development, and financial modeling.
- Experience reviewing or analyzing legal documents, contracts, or financial reports.
- Familiarity with government contracting, Public-Private Partnerships, or defense sector operations.
- Experience with data analysis, database management, or document management systems.
- Previous exposure to client-facing roles or consulting environments.
