Duties and responsibilities
- Work with Program Recipients (Smart Home, Gold Star, and Fallen First Responder) to search/identify appropriate land for construction, or search/identify houses for purchase.
- Work with our internal team across multiple departments to address any construction constraints or other situational limitations.
- Perform a preliminary market analysis on property to establish a basis for property value.
- Perform preliminary due diligence to determine feasibility of property. This includes sewer/septic, utilities, property access, survey, deed restrictions, zoning and other covenants.
- Review property with Director for approval and establish the offer/contract price.
- Communicate with and work closely with real estate professionals across the 50 states.
- Present offer on the selected property/house, and follow up on offer/acceptance and contract details.
- Work with in-house and outside counsels to review and edit purchase contracts.
- Re-negotiate/modify contract, if necessary, in accordance with attorney’s suggestions.
- Ensure purchase agreement is executed properly by all parties.
- Request deposit check from accounting and track all funds associated with the purchase.
- Search/hire surveyor to survey property – coordinate with engineer.
- Search/hire engineer/county to perform perc/soil tests – coordinate with surveyor.
- Obtain all reports for due diligence, review and address any issues. Advise on how to proceed with property, either cancel or move forward with purchase.
- Search/hire Title Company, provide contract, and order title report. Review and follow up on results.
- Establish and coordinate closing, i.e. dates, documents, funding etc.
- Ensure we receive deed & title policies after closing.
Qualifications
- JD required from a law school accredited by the American Bar Association (ABA)
- Minimum of 10 years’ experience practicing Real Estate Law.
- Possess a keen attention to detail.
- Able to prioritize workload, and handle sensitive information.
- Well-organized and able to multi-task in a thorough and timely manner.
- Excellent interpersonal and communication skills, both verbal and written.
Working conditions
- Special working conditions may include: a change in days worked, shift hours, and/or working conditions (outdoors or other locations) when participating and assisting in special events needed.
