Success
To supervise and direct operations and personnel in the real estate appraisal commercial/industrial section of the Adams County Assessor's Office.
To perform supervisory functions such as hiring, training, and assigning work to staff.
- Oversees the real estate appraisal commercial/industrial section of the Assessor's Office.
- Assigns, coordinates and directs work of appraisers and trainees.
- Provides training guidance to staff as necessary.
- Develops, implements, and enforces the policies and procedures for the effective operation of the division.
- Interprets statutory requirements and tax guidelines and updates staff regarding changes.
- Implements different assessment approaches to property values including mass appraisals.
- Answers complex questions regarding assessment process from the general public and staff.
- Investigates complaints and resolves assessment problems.
- Prepares cases and testifies before various boards and in district court regarding assessed value of property.
- Processes employee leave requests and approves time cards.
- Performs other related duties and responsibilities as required.
Qualifications
- Property appraisal procedures, methods, and techniques.
- Statutes and regulations relating to real property, appraisals, and assessments.
- Variety of approaches to property valuations, including mass appraisals.
- Building design, construction materials, costs, and depreciation.
- County land values, neighborhood uses, and zoning regulations.
- Interpersonal communication skills.
- Supervisory principles and practices.
- Operate office equipment such as computers, copy and fax machines, and telephone systems.
- Interpret instructions into mathematical or diagram form.
- Classify real estate.
- Read and interpret maps, blueprints, and legal descriptions.
- Apply logical or scientific principles to define problems and collect data.
- Computer Skills: Proficiency in Microsoft Office software.
- Communicate clearly and concisely, both orally and in writing.
- Establish, maintain, and foster positive and harmonious working relationships with those contacted in the course of work.
More Qualifications
- Experience: Five (5) years of experience as a commercial/industrial real estate appraiser, including experience providing guidance and training to staff in appraisal, as well as preparing and presenting appeal cases.
- Education and Training: High School Diploma or GED equivalent. Additional coursework or training in real estate assessment and/or construction is preferred.
- Licenses or Certificates: Certified General Real Estate Appraiser's License is required. Possession of, or the ability to obtain within two (2) weeks of employment, a valid Colorado Driver's License.
