Responsibilities
- Maintain Goodall Homes and Legacy Homes standards for timeliness, quality of construction, job site conditions/safety, customer satisfaction, and job cost variances.
- Perform key phase quality control inspections and document defects and omissions on every jobsite under your control; transmit results to the company via phone or electronically and keep schedules updated in KOVA.
- Process Purchase Order (PO) approvals upon successful completion of each front-end phase of construction.
- Request and approve Variance POs to ensure non-budgeted but necessary items and labor are available to complete homes on time with acceptable quality and customer satisfaction.
- Inform the Purchasing team of quantity inaccuracies.
- Maintain construction schedule from start to drywall and exterior finishes using the company’s formal scheduling system; update job schedules with proper activity sequencing.
- Schedule trade contractors and materials suppliers to ensure just-in-time deliveries and avoid “dry runs.”
- Maintain marketing and job number signs on each job during construction, along with applicable job specifications.
- Secure homes under construction (close windows, lock properties) and storage areas at the end of each workday.
- Maintain care of assigned company equipment (tools, iPads, computers) or personal vehicle/equipment if reimbursed.
- Ensure safe work practices on all jobsites and comply with Goodall Homes safety and health policies as well as OSHA requirements.
- Facilitate and negotiate company positions on “hard to resolve” customer requests as needed.
- Enforce company policies regarding trade contractor performance, including cleaning, smoking, music, and general conduct.
- Train and supervise day-to-day construction labor (100% subcontracted) and assist in ongoing recruiting of new trade contractors.
- Complete pre-construction review of CAD prints, estimate details, and schedules for each assigned house.
- Attend and participate in weekly production team meetings, focusing on resource scheduling, field problem reporting, and completion times.
- Conduct lot inspections and submit the lot analysis form to estimating.
- Maintain acceptable competence in all role-related areas, general computer competency, and knowledge of company operations, mission, and core values.
