Job Summary
Responsible for the installation, repair, and maintenance of machinery, equipment, physical structures, building systems, and the outside environment. Receives resident work orders, evaluates work needed, completes assigned work orders within required time frames, and utilizes the PMWORX program. Communicates with outside vendors for coordinating services, including receiving initial proposals for supervisor approval and maintaining required paperwork.
Responsibilities
- Inspects grounds, facilities, and equipment routinely to determine necessity of repairs or maintenance.
- Aids supervisor with scheduling and conducting unit inspections as required by HUD/MSHDA/PVM policy.
- Inspects, operates, tests, maintains, and repairs mechanical devices, machinery, equipment, and tools.
- Performs routine preventive maintenance to ensure smooth operation of machines, efficient building systems, and building condition.
- Maintains and repairs specialized equipment and machinery.
- Determines and corrects mechanical problems through manual checks, part catalogs, or third-party vendors.
- Installs, assembles, repairs, and maintains electrical and gas appliances, equipment, systems, fixtures, lights, electronic components, plumbing systems and fixtures.
- Provides groundskeeping services, including landscaping and snow removal.
- Estimates repair costs and completes repairs as authorized or forwards to supervisor for authorization.
- Moves heavy furniture, equipment, or supplies following safety procedures.
- Aids manager with invoicing and staying within budget.
- Communicates project status, outstanding issues, and relevant information to the administrator.
- Safeguards Housing Quality Standards in units and the entire property (parking lots, community building, etc.).
- Attends and participates in all appropriate meetings and training opportunities to stay informed on current information and skill development.
- Emergency On Call (required to carry the on-call phone).
Requirements
- Minimum of High School Diploma or General Education Degree (GED).
- One to two years related experience in maintenance.
- Computer skills, including operating a computer and using maintenance software.
- Valid Driver's License.
- Certification in electrical, plumbing, or HVAC preferred.
Physical Demands
- Stand, Walk, Climb, Squat/Kneel, Bend.
- Handle/Finger.
- Lift/Carry up to 50 lbs. (occasionally), up to 100 lbs. (occasionally).
- Push/Pull up to 50 lbs.
- See (Near, Distance, Color, Peripheral, Depth Perception).
- Ability to wear Personal Protective Equipment (PPE).
Work Environment
- Exposure to outside weather conditions and moving mechanical parts.
- Exposure to high noise levels.
- Risk of electrical shock, vibration, fumes, airborne particles, and toxic or caustic chemicals.
- Occasional exposure to high, precarious places.
