About the role

The Property Manager, under the direction of the Regional Property Manager, oversees all phases of property operation, ensuring the property is maintained in good physical condition with a stabilized fiscal operation.

Responsibilities

  • Train and supervise all staff members, including hiring, termination, performance evaluations, and salary recommendations.
  • Maintain accurate payroll records and adhere to company payroll policies.
  • Follow all Drucker + Falk LLC policies outlined in the Reference Library.
  • Assist in leasing apartments, preparing and signing leases, and handling related forms.
  • Manage rent collection and delinquency matters.
  • Maintain financial records for the property and adhere to accounting policies, including daily income, expenses, accounts payable, and monthly reporting.
  • Prepare daily bank deposits and purchase office supplies in accordance with company policy.
  • Supervise outside contractors working on the property.
  • Oversee move-ins and move-outs, including apartment inspections.
  • Ensure the community is clean and well-maintained for residents.
  • Operate within the budget and notify the Regional Property Manager of any variations.
  • Resolve resident complaints and report accidents or emergencies immediately.
  • Handle maintenance requests promptly and notify residents of any delays.
  • Inspect property and improvements regularly, addressing deficiencies within budgetary allocations.
  • Establish schedules for routine maintenance, emergency coverage, and office coverage.
  • Perform all aspects of marketing the apartment community.
  • Work with the Regional Property Manager to prepare the annual operating budget.
  • Maintain courteous communication with employees, residents, applicants, and vendors.
  • Travel and occasional use of a personal vehicle may be required.
  • Perform other duties as assigned.

Supervisory Responsibilities

  • Involve staff in planning, decision-making, and process improvement.
  • Take responsibility for employees’ activities and provide regular performance feedback.
  • Develop employees’ skills and encourage growth.
  • Solicit and apply feedback from employees, residents, and owners.

Requirements

  • One or more of the following:
    • 4-year degree (preferred)
    • 2-year Associate’s degree
    • 7 years of general, full-time business experience
    • 3 years of experience in property management
  • Certifications such as ARM, CAM, RAM, or HCCP are preferred.

Skills

  • Knowledge of residential property management.
  • Strong interpersonal and organizational skills.
  • Excellent verbal communication and customer service philosophy.
  • Proficient sales skills and a professional image.
  • Yardi software skills preferred.
