We need to output HTML fragment with sections: About the role? Actually we have Company Overview, Position Summary, Summary of Competitive Benefits & Perks, Duties & Responsibilities, Skills/Abilities, Experience / Education / Licenses / Certifications, Physical/Environment Requirements, Core Company Competencies, Core Job Competencies, Pay info (but not specific numbers). We must only include sections when posting has real, specific content. Avoid filler like "commensurate with experience", "not specified". Pay section: The posting says "The actual base pay offered is determined by several variables...". That's not a specific number, it's vague. According to rule: never create Pay/Schedule/Benefits sections unless the posting actually states them. Benefits: they have a list of benefits (Health/Medical Insurance including Dental and Vision, 401(k) with company match, Paid time off, Bonus/Target Incentive, Tuition Reimbursement, Discounts via the company’s EAP, Monthly Employee Recognition Programs, Referral bonus, Pre-tax transportation options, Plus more!). That's specific benefits list, so we can include Benefits section. Pay: not specific, so omit Pay section. Schedule: not mentioned, omit. We need headings: use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule). But we can choose appropriate headings based on content. The instruction: "use

for section headings (e.g. About the role, Responsibilities, Requirements, Qualifications, Skills, Benefits, Pay, Schedule)." It suggests we should use those exact headings? It says e.g., meaning examples. We can use headings that match content: About the role (maybe Company Overview + Position Summary), Responsibilities (Duties & Responsibilities), Requirements (Experience/Education etc), Qualifications (maybe Skills/Abilities), Benefits, etc. We need to avoid repeating job title as heading. We'll produce sections: About the role (Company Overview + Position Summary), Responsibilities (Duties & Responsibilities), Requirements (Experience/Education/Licenses/Certifications + Physical/Environment Requirements?), Qualifications (Skills/Abilities + Core Company Competencies + Core Job Competencies?), Benefits (list). Could combine some. We must preserve all substantive information, not invent or summarize away detail. So we need to include all details from the posting, but we can format them into paragraphs and lists. We must remove boilerplate: cookie/navigation/legal/EEO/equal-opportunity/scam-warning boilerplate, duplicated lines, and application instructions. At end there is EEO statement and contact info; we should remove that. Also "Equal Opportunity Employer/Veterans/Disabled" remove. We need to keep the company overview, position summary, benefits list, duties & responsibilities, skills/abilities, experience/education, physical/environment requirements, core company competencies, core job competencies. Also maybe the "Summary of Competitive Benefits & Perks" we already have as Benefits. We need to avoid duplication: there are repeated core values statements (Excellence, Ethics, Results) appear twice (once under Company Core Values and again under CORE COMPANY COMPETENCIES). We should keep only one instance? The rule: remove duplicated lines. So we should deduplicate. We'll keep one set. Also "CORE JOB COMPETENCIES" list includes Communication, Leadership, Organizational Awareness, Negotiation, Planning & Organization, People Development. Keep that. We need to output only HTML fragment, no markdown fences. Let's craft:

Then Requirements (Experience/Education/Licenses/Certifications + Physical/Environment Requirements maybe separate? Could combine but better separate: Requirements (Experience/Education/Licenses/Certifications) and Physical/Environment Requirements as separate heading? The instruction says we can use headings like Requirements, Qualifications, Skills, Benefits, Pay, Schedule. So we can have Requirements for experience/education, Qualifications for skills/abilities, maybe. Let's do:

Requirements

Experience / Education / Licenses / Certifications: Minimum five years Commercial Property Management Experience; Multi-site and team management experience highly preferred; Prior leadership experience is preferred; Four-year college degree or commensurate work experience is required; RPA or CPM Designation Preferred.

Then Physical/Environment Requirements maybe as its own heading? Could be under Requirements but we have separate "Physical/Environment Requirements". Since we have a heading for Requirements, we could incorporate physical env there, but better to have separate heading: maybe "Physical & Environment Requirements". But the allowed headings list didn't include that exactly, but we can still use

for any section heading; the examples are not exhaustive. So we can use

Physical & Environment Requirements

. Let's do that.

Physical & Environment Requirements

Valid Driver's License and reliable transportation to office and multiple properties currently in Greater Metro Washington area. This includes, but is not limited to, Montgomery County, MD, Northern Virginia, and Washington, D.C. Ability to visit properties, building staff, and tenants. Ability to inspect exterior and interior of properties, including mechanical rooms, roofs, and stairwells. Roof access may require climbing interior or exterior ladders.

Then Qualifications (Skills/Abilities + Core Company Competencies + Core Job Competencies). But we might split: Skills for Skills/Abilities, Qualifications for core competencies? The instruction says we can use Skills, Qualifications headings. Let's do:

Skills

Familiarity with building systems, building design, and interior construction; Proven strong interpersonal skills; Demonstrated organizational skills; Strong analytical skills; Exceptional verbal and written communication skills; Proficiency with Microsoft Outlook, Word, Excel, and property management software; Experience with Yardi and MRI Angus and Cove is desirable; Experience with Microsoft Teams is desirable; Effective team member.
