About the role

Monarch Investment is seeking a Full-Time Property Manager Professional to manage our conventional 192-unit site, Williamsburg Way Apartments in Columbus, IN. This stunning property features a sparkling pool, fitness center, playground, and many other coveted amenities.

Responsibilities

• Operate the property within financial guidelines (the budget).
• Make recommendations to increase income, decrease expenses, and grow net operating income.
• Ensure the property is leased at or above market occupancy and rent levels based on owner’s guidelines.
• Keep all property marketing current, accurate, relevant, and effective.
• Direct activities of all on-site personnel and maintain a positive working environment.
• Process all invoices generated by the property and ensure timely payment.
• Post, collect, track, and manage delinquency of rental and other income.
• Build and maintain a community of residents through strong resident relations.
• Capture desired tenant renewals at the highest possible rate.

Requirements

• 3+ years of experience in multi-family rental housing.
• Excellent computer skills and ability to navigate industry software (Yardi, Bluemoon, Rentcafe, and Outlook experience preferred but not required).
• Strong customer service skills for resident interactions.
• Valid driver’s license.

This role requires pre-employment screenings, including a criminal background check, drug screening (THC not tested), and a credit review.

Pay

$60,000 – $70,000 per year salary, with excellent NOI/delinquency bonus potential up to $7,200 per year.
