About the role

The Property Manager at Haverly -The Haverly at Stone Mountain is responsible for maintaining the community to a market-ready standard, overseeing all operations, and providing superior customer service.

Responsibilities

  • Ensuring the smooth running of the community in a fast-paced environment.
  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Providing superior customer service and communication to residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
  • Completing lease/renewal paperwork to ensure completion to company standards.
  • Tracking and evaluating advertising, and all client traffic.
  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, in order to maximize their engagement and minimize turnover.
  • Driving revenues with a thorough understanding and analysis of competition and development of creative marketing programs.
  • Leading by example. Instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.
  • Supervising day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed.
  • Maintaining effective on-site staff through interviewing, hiring, and coaching team as necessary.
  • Maintaining residents' files in accordance with company's standards.
  • Maintaining a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Managing and maintaining all aspects of overall community budget and finances.
  • Working with leasing staff to ensure that leasing/marketing goals are being met.
  • Competencies: Effective communication and customer service skills; Computer literate, including Microsoft Office Suite and internet navigation skills; General office, bookkeeping and sales skills and excellent oral and written communication skills; Determining leasing opportunities of staff and working on goal setting, improving the performance of each staff member; Supervising day-to-day operations of team, ensuring that all C&W policies and procedures are followed; Working with leasing staff to ensure that leasing/marketing goals are being met; Being able to manage a team; Performing any other related duties as required or assigned.

Qualifications

  • Bachelor’s Degree preferred
  • Real Estate License preferred
  • 3+ years of Property Management experience
  • 3+ years of Management experience

Work Environment

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel.

Physical Demands

  • Regularly required to stand and walk for extended or continuous periods of time.
  • May be required to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions.
  • Regularly required to remain in a stationary position (sit or stand) for 85% of the time.
  • Regularly operate office machinery.
  • May be required to travel up to 15% of the time.
  • Must be able to exert up to 25 pounds occasionally, and/or up to 25 pounds frequently, and/or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.

Compensation

$ 68,000.00 - $80,000.00
