Essential Job Duties

  • Ensuring the smooth running of our community in a fast-paced environment.
  • Overseeing all operations including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
  • Providing superior customer service and communication to our residents and prospects to enhance customer satisfaction and increase renewals, revenue, reputation, and profitability.
  • Complete lease/renewal paperwork to ensure completion to company standards.
  • Track and evaluate advertising, and all client traffic.
  • Developing, mentoring, leading, and managing a high-performing, cohesive team, including leasing, customer service, maintenance, and management personnel, in order to maximize their engagement and minimize turnover.
  • Driving revenues with your thorough understanding and analysis of competition and development of creative marketing programs.
  • Leading by example. Instilling, maintaining, and modeling Cushman & Wakefield’s mission to be the best national management company.
  • Supervise day-to-day operations of the entire on-site team, ensuring that all policies and procedures are being followed.
  • Maintain effective on-site staff through interviewing, hiring, and coaching team as necessary.
  • Maintain residents' files in accordance with company's standards.
  • Maintain a positive living environment for community residents through prompt conflict resolution and consistent follow-up.
  • Manage and maintain all aspects of overall community budget and finances.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.

Competencies

  • Effective communication and customer service skills
  • Computer literate, including Microsoft Office Suite and internet navigation skills
  • General office, bookkeeping and sales skills and excellent oral and written communication skills
  • Determine leasing opportunities of staff and work on goal setting, improving the performance of each staff member.
  • Supervise day-to-day operations of team, ensuring that all C&W policies and procedures are followed.
  • Work with leasing staff to ensure that leasing/marketing goals are being met.
  • Be able to manage a team

Important Experience

  • 3+ years of on-site Multifamily Property Management experience including Leasing and Renewals, Rent Collection / Delinquency, Property Financial reporting, budget/expense management required.
  • Strong Preference for experience creating annual property budget / budget bootcamp participation.
  • Strong Preference for GL Coding, Reclassifications and Accruals exposure.
  • Yardi systems experience required.
  • CRM required.
  • Strong Preference for experience using Ops Tech for invoicing.
  • Strong preference for exposure to affordable section 8 housing requirements / processes.

Work Environment

  • This job operates in a professional office environment.
  • This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines.
  • Regularly required to travel.

Physical Demands

  • While performing the duties of this job, the employee may need to stand and walk for extended or continuous periods of time.
  • The employee must be able to ascend and descend staircases, ladders, and/or step stools and may be required to travel outside between buildings in varying outdoor weather conditions.
  • The employee must be able to remain in a stationary position (sit or stand) for 85% of the time; regularly operate office machinery.
  • The employee must demonstrate the ability to exert up to 25 pounds occasionally, and/or up to 25 pounds frequently, and/or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.

Important Education

  • Bachelor’s Degree preferred.
  • MN Real Estate License preferred.

Compensation

$55,250.00 - $65,000.00
