About the role
The Property Manager II at Rogue River Estates is responsible for managing compliance and day-to-day property operations. This role involves HUD compliance and occupancy management, leasing and eligibility, inspections and coordination, and resident relations.
Responsibilities
- Manage annual and interim recertifications
- Ensure resident files are complete, accurate, and audit-ready
- Complete TRACS submissions and required reporting
- Maintain strong documentation standards and compliance timelines
- Show apartments, accept applications, and screen applicants
- Verify and certify income and eligibility at move-in, interim, and annual recertification
- Complete move-in documentation and ensure utilities are transferred
- Auxiliary support for Portfolio Managers in preparing for property inspections
- Carefully coordinate property operations and follow-through with the onsite team
- Maintain neat and legible records at all times
- Respond to resident concerns and complaints professionally and respectfully
- Explain lease terms and residency policies clearly and consistently
- Uphold clear boundaries while fostering supportive relationships
- Regular and reliable attendance during scheduled hours
- Travel as needed for in-person classes and annual education conferences
- Other duties as assigned by the Portfolio Manager
Requirements
- HUD/LIHTC affordable housing experience (HUD required for this property; additional LIHTC experience is a plus)
- Strong organization, documentation, and time-management skills
- Professional communication style with empathy and appropriate boundaries
Qualifications
- Experience with TRACS and HUD recertification workflows
- Experience preparing for inspections and responding to findings
- Lead-worker or team coordination experience
Skills
- Effective communication and interpersonal skills
- Attention to detail and organizational abilities
- Ability to work independently and as part of a team
- Knowledge of HUD regulations and affordable housing programs
