About the role
The Property Manager I position at Waters Edge Apartments oversees the daily operations, leasing, financial performance, maintenance, and compliance of the community.
Responsibilities
- Manage the daily operations of a multifamily residential community, ensuring strong occupancy, resident satisfaction, and regulatory compliance.
- Oversee leasing activities, including marketing, rental applications, move-ins, move-outs, recertifications, renewals, and rent increases.
- Drive occupancy, rent collections, resident retention, and revenue goals.
- Complete rent calculations and incident reports.
- Conduct wellbeing checks on residents during inclement weather.
- Prepare and manage property budgets, financial reports, purchase orders, invoices, and monthly variance reporting.
- Ensure compliance with all applicable federal, state, local, LIHTC, HUD, and affordable housing program requirements, where applicable.
- Partner with maintenance teams to maintain the property, preserve assets, and ensure completion of preventive maintenance programs.
- Lead, train, and develop site team members while promoting a positive, customer-focused culture.
Requirements
- A high school diploma or GED equivalent.
- 1-3 years of experience in property management, multifamily housing, leasing, or residential operations.
- Experience with Project-Based Section 8 / HUD program.
- Experience with completing recertifications for Project-Based Section 8 / HUD program.
- Complete Rent Calculation Training within 120-days.
- Complete Tax Credit Training to obtain Tax Credit Specialist (TCS) certification.
- Complete CHA Yardi Training within 2-weeks.
- Previous supervisory, team lead, leadership, or employee development experience.
- Knowledge of property management operations and landlord-tenant laws.
- Experience using Microsoft Office and web-based business applications.
- Strong customer service, communication, organizational, and problem-solving skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Ability to work effectively with diverse residents, colleagues, and vendors.
- Strong attention to detail and financial accountability.
Qualifications
- Bachelor's degree in Business, Real Estate, or a related field.
- Experience with Low Income Housing Tax Credit program.
- Experience working with Chicago Housing Authority.
- Experience with Yardi, RealPage, or other property management software.
- Knowledge of leasing, marketing, resident retention, and occupancy strategies.
- Professional certifications such as CAM, ARM, RAM, SHCM, NAHP-CPL, CGPM, C3P, or equivalent.
Pay
The pay range for this role is $28.85-$29.81 per hour.
Schedule
The selected candidate will adhere to the following schedule: Monday through Friday from 8:00AM to 5:00PM and every other Saturday from 9:00AM to 12:00PM.
