Job Complexity & Critical Skills

The Property Manager must project a professional and competent image by providing excellent customer service, managing the community, and collaborating with various stakeholders.

Duties And Essential Functions

  • Constantly strive for improvements in work processes and results to meet client expectations.
  • Act as the primary coordinator for assigned properties, ensuring compliance with contractual obligations.
  • Prepare and distribute monthly financial statements, analyze variances, and develop strategies for collections.
  • Maintain property files and records, and coordinate with headquarters support staff.
  • Supervise on-site team members, motivate staff, and establish collaborative relationships with other departments.
  • Initiate contact with new resident representatives, coordinate move-ins, and provide orientations.
  • Prepare and present management reports, budget analyses, and bid evaluations.
  • Support KWPM’s GREAT values and adhere to policies, maintaining a professional relationship with the board, owners, and vendors.
  • Manage contracts, ensure vendor certificates of insurance, and update business licenses.
  • Monitor and update documents, files, and communication related to the Association office.
  • Process violations, work orders, architectural control applications, lease applications, and sale applications.
  • Manage cash flow, monitor aging reports, and update preventive maintenance manuals.
  • Communicate with the Board of Directors, unit owners, and vendors in a timely and professional manner.

Work Environment

This job operates in a professional office environment. The employee will need to walk the property on a daily basis, including climbing stairs.

Physical Demands

The employee is regularly required to talk or hear, stand, walk, use hands to finger, handle, or feel, and reach with hands and arms. Some locations may require bi-lingual proficiency in English and Spanish.

Required Education And Experience

  • A strong working knowledge of customer service principles and practices.
  • A proficient and working knowledge of Microsoft Office Applications.
  • A Florida CAM license.
  • A valid FL Driver’s license.
