About the Role

Atlantic Pacific Companies is seeking an experienced and highly motivated Property Manager for our Affordable Community, The Studio at ThinkEast, a 181-unit property in Austin, TX. This full-time role focuses on effectively managing and coordinating people, activities, and resources to maximize the property’s successful operation. The ideal candidate will be well-versed in LIHTC and Affordable Housing operations, with proven success in turnaround or renovated properties.

Responsibilities

  • Initiate and manage all core business processes, including leasing, resident relations, marketing, maintenance, budgeting, accounts receivable, accounts payable, vendor relations, recruitment, and team development.
  • Hold regular team meetings to communicate goals, progress, and expectations, and identify actions to achieve objectives.
  • Create a clear, realistic vision for the property and effectively communicate expectations and direction to team members.
  • Purchase supplies and equipment for leased properties in accordance with the Annual Operating Budget.
  • Prepare monthly HUD/LIHTC compliance paperwork accurately and on time.
  • Ensure proper screening of applications, review and sign lease agreements, and collect fees and rents in compliance with HUD/LIHTC regulations.
  • Conduct daily property walks and inspections, including checking vacant apartments.
  • In conjunction with the Maintenance Supervisor, conduct on-site safety meetings to discuss policies, procedures, and other relevant topics.
  • Follow through on resident problems to ensure satisfactory resolution and communicate issues to necessary parties for facilitation.

  • Proactive individual who works independently.
  • Available to work weekends as needed.

Requirements

  • Associate's degree preferred but not required.
  • Two to three years of LIHTC-related experience required.
  • Proficient in Microsoft Office (Excel, Word, Outlook), Zoom, and Teams.
  • Experience with Onesite or Yardi (CRM, Voyager, P2P) is required.
  • Direct experience with Bluemoon or Yieldstar is strongly preferred.
