Property Maintenance Technician Job Description (Rental Properties)

Responsibilities

• Perform routine maintenance and repairs on residential rental properties.
• Repair plumbing, electrical, HVAC, carpentry, drywall, flooring, and appliance issues.
• Conduct property inspections and identify maintenance needs.
• Respond promptly to tenant maintenance requests and emergencies.
• Prepare rental units for new tenants, including cleaning, painting, and minor renovations.
• Maintain exterior grounds, including landscaping, snow removal, and debris cleanup.
• Cook up with contractors and vendors when specialized repairs are required.
• Ensure compliance with safety regulations and local housing codes.
• Maintain accurate records of maintenance work completed, materials used, and property conditions.
• Assist with preventative maintenance programs to reduce costly repairs and extend equipment life.

Requirements

• 6 months of experience in property maintenance or related field.
• Ability to work independently and manage multiple tasks.
• Valid driver’s license and reliable transportation.
• Knowledge of safety regulations and local housing codes.

Qualifications

• High school diploma or equivalent.

Skills

• Strong attention to detail.
• Basic knowledge of plumbing, electrical, HVAC, carpentry, drywall, flooring, and appliance repair.
• Excellent communication and customer service skills.
• Ability to work flexible hours, including weekends and evenings.

Benefits
