About The Role
Join our dynamic team at Enclave as a Property Maintenance Technician I, II or III, where you'll play a key role in delivering exceptional service to our residents. We're looking for a skilled professional with hands-on expertise in all aspects of residential maintenance repair and service. Position Logistics
- Primary Work Location: Various multifamily (apartments) properties across the Sioux Falls, SD
- Work Environment: On-Site
- Work Schedule: Monday - Friday | Standard hours with rotating on call schedule every 8-12 weeks (hourly pay and bonus eligible for on call hours)
- Work Type: Full Time (40 hours/week)

Position Responsibilities
- Preventive Maintenance: Conduct routine inspections and maintenance on machinery, equipment, and facilities to prevent breakdowns. Lubricate, clean, and adjust machines as necessary to ensure proper functioning. Replace worn or damaged parts and components to avoid equipment failure.
- Repairs and Troubleshooting: Diagnose and troubleshoot mechanical, electrical, and hydraulic issues. Perform repairs on malfunctioning equipment and systems. Work with team members or vendors to address complex issues and implement corrective actions.
- Equipment Installation and Setup: Install new machinery, equipment, or systems according to specifications and safety guidelines. Test equipment post-installation to ensure proper functioning.
- Safety and Compliance: Adhere to safety standards and regulations to maintain a safe working environment. Ensure compliance with environmental, health, and safety protocols. Use proper tools and equipment for repairs while minimizing hazards.
- Documentation and Reporting: Keep accurate records of maintenance activities, repairs, parts used, and inspections. Report issues, repairs, and inventory needs to supervisors or managers.
- Collaboration and Support: Work closely with other maintenance personnel, engineers, and facility managers to improve equipment reliability. Provide technical support to other departments and team members when needed.
Qualifications
- Property Maintenance Technician I: Valid Driver's License and reliable transportation required. Prior experience in property, factory, hotel maintenance, or a related trade such as carpentry, plumbing, HVAC, electrical, drywall, or concrete preferred. High school diploma or equivalent, Associate's degree preferred. Basic knowledge of plumbing, HVAC, electrical, and appliance repair.
- Property Maintenance Technician II: Valid driver’s license and reliable transportation required. 2+ years of relevant experience in property maintenance or a related trade. High school diploma or equivalent, Associate's degree preferred. Intermediate knowledge of plumbing, HVAC, electrical, and appliance repair.
- Property Maintenance Technician III: Valid driver’s license and reliable transportation required. 4+ years of relevant experience in property maintenance or a related trade. High school diploma or equivalent, Associate's degree preferred. Advanced knowledge of plumbing, HVAC, electrical, and appliance repair.
