About the Role
Under the supervision of the Director of Operations, this position supports the mission of Gordon-Conwell Theological Seminary by maintaining an aesthetically appealing campus for all visitors. The work week is Monday through Friday, 2pm to 10pm, 40 hours per week.
Responsibilities
- General Maintenance: Day-to-day maintenance and upkeep of interior and exterior spaces on the Charlotte campus. Tasks include maintaining outdoor spaces (weeding, mulching, planting, trimming, watering, fertilizing), cleaning walkways, seating areas, and signage, pressure washing surfaces, removing litter, checking for hazards, performing touch-up painting, and maintaining outdoor lighting.
- Landscaping: Plans and designs garden layouts, selects and installs plants, and maintains landscaped areas through watering, fertilizing, pruning, and mulching. Handles plant health care, removes overgrowth, refreshes soil and mulch, and updates designs to improve appearance and functionality.
- Secure Campus: Responsible for securely closing the facility by ensuring all occupants have left, locking doors and windows, shutting down equipment, turning off lights, inspecting for maintenance or safety issues, securing entrances, and checking restrooms and common areas for cleanliness.
- Compliance and Prevention Support: Ensures facility compliance with building codes, safety regulations, and health standards through routine inspections, preventative maintenance, and general repairs. Tasks include servicing critical systems, addressing minor electrical, plumbing, and structural issues, and keeping accurate maintenance records for audits. Responsible for invoice submissions.
- Events Coordination: Manages setup and breakdown of events and classes, including arranging furniture, staging, AV equipment, decorations, and hospitality items. Coordinates with staff, ensures proper storage and cleanup, and reports damages. Special events may require additional assistance, such as working at campus-wide events like graduation.
- Other Tasks as Assigned: Requires flexibility to step into various facility positions to ensure uninterrupted operations. Tasks may include answering phones, monitoring building access, or cleaning restrooms.
Requirements
- High school diploma or GED required; Associate’s degree preferred.
- 5+ years of experience in general maintenance, drywall, painting, gardening, and/or landscaping preferred.
Skills
- Technical Skills: Ability to operate powered equipment and hand tools, set up/take down furniture and equipment, and physically capable of lifting 25 pounds.
- General Maintenance: Knowledge of machines and tools, including their design, use, and maintenance; ability to coordinate general and preventative maintenance (e.g., painting, HVAC, electrical, plumbing, grounds).
- Landscaping: Experience and creativity with plants, flowers, and garden beds.
- Customer Service: Strong customer service skills with the ability to demonstrate empathy with students, coworkers, and constituents.
- Communication: Strong oral and written communication skills; proficient computer skills in word processing, spreadsheet development, and internet access.
- Knowledge and Discernment: Capable of making decisions independently and problem-solving. Strong time and project management skills while balancing multiple priorities; creativity in using limited resources (e.g., purchasing choices, engagement of volunteers).
- Clear understanding of the mission of the Seminary and willingness to abide by the Community Life Statement of Gordon-Conwell Theological Seminary.
Schedule
Monday through Friday, 2pm to 10pm, 40 hours per week.
