Duties / Responsibilities
- Conduct field inspections of residential, agricultural, and commercial properties to collect property data for valuation purposes.
- Measure and record building characteristics, construction quality, condition, and property improvements.
- Maintain property inventory records within the Countys CAMA system.
- Research building permits, property sales, and other market information relevant to property valuation.
- Utilize GIS mapping systems, aerial imagery, and field tablets to locate properties and verify parcel characteristics.
- Analyze market data and comparable sales to support property valuations.
- Communicate with property owners to explain property values, assessment procedures, and appeal rights.
- Prepare documentation supporting property values and assist with appeals before the Board of Equalization or Board of Tax Appeals.
- Monitor assigned areas for new construction, land development, and property changes.
- Cookordinate with other County departments to ensure accurate property records.
- Maintain confidentiality of taxpayer information.
- Perform related duties as assigned by the Assessor, Chief Deputy Assessor, or Appraisal Supervisor.
Qualifications
- High school diploma or equivalent required.
- Experience in appraisal, real estate, construction, property assessment, or a related field preferred.
- New appraisers will receive on the job training and must complete Idaho State Tax Commission Ad Valorem Appraiser certification courses within required time frames.
- Knowledge of basic appraisal principles and real estate practices is helpful.
- Working knowledge of computer systems including CAMA software, GIS mapping systems, and standard office applications.
- Ability to work independently in the field and manage assigned workload.
- Strong attention to detail and recordkeeping skills.
- Professional judgment and discretion when dealing with taxpayers.
