Project Superintendent (Multifamily)

Location: Denver, CO • Full-time

About the Role

The primary function of the Project Superintendent is to control all field activities related to a project, including on-site field administration, supervision, and technical management of all construction operations. This role involves supervising and mentoring Assistant Project Superintendents, Field Engineers, and laborers, as well as overseeing daily construction operations, subcontractors, owner vendors, and other construction-related personnel.

Responsibilities

• Supervise projects with budgets of $5M+ under various delivery methods and market sectors.
• Assist Senior Project Superintendent or assigned supervisors on large project teams.
• Develop, maintain, and enforce project-specific site logistics plans, temporary facilities, and safety programs.
• Coordinate and manage material deliveries and subcontracts.
• Assist the Project Manager in developing subcontractor scopes of work and provide input on field activities with cost impacts.
• Follow procedures for documenting change orders and back-charge-related work.
• Develop, maintain, and enforce baseline schedules and weekly 8-week look-ahead schedules.
• Implement and manage SWPPP measures and documentation; obtain/maintain QSP certification if required.
• Understand and enforce project documents, including plans, specifications, contracts, subcontracts, and submittals.
• Provide technical assistance to the project team and coordinate field inspections/testing.
• Assist in providing field information for Monthly Reconciliation Reports and forecasts.
• Develop, implement, and enforce project-specific quality control programs.
• Prepare and maintain P6 baseline schedules and monthly updates; document schedule delays.
• Ensure timely updates to schedules for OAC and subcontractor meetings.
• Monitor job site control reporting measures and document existing project conditions via video/photos.
• Oversee weekly progress photos, meeting minutes, and incident reports.
• Schedule and chair JHA-related meetings; utilize WEO safety department as needed.
• Document actions related to claims or legal action and ensure compliance with insurance, labor relations, and EEO requirements.
• Supervise WEO or third-party laborers and submit weekly time sheets.
• Assist in developing the General Conditions budget and enforce WEO/Cal-OSHA safety standards.
• Collect man counts and write daily reports for subcontractors.
• Create and manage completion/punch lists to ensure timely project closeout.
• Mentor field staff, conduct annual performance reviews, and develop career paths for Field Engineers and Assistant Project Superintendents.

Qualifications

• Four-year degree in Construction Management, Engineering, Architecture, or equivalent experience.
• Minimum 8 years of relevant project field experience, including K-12 Schools, as a Field Engineer or Assistant Project Superintendent.
• Proficiency in MS Word, Excel, Outlook, Microsoft Project/P6, and project management software (e.g., Prolog, Viewpoint, CMiC).
• Experience with daily software tools like Bluebeam, PlanGrid, Safety Mojo, or BIM 360 Glue.
• Demonstrated knowledge of construction delivery methods, market sectors, building trades, and technical aspects of construction.
• Completion of OSHA 30-Hour Safety Course; First Aid and CPR certified.

Performance of duties requires physical ability to climb stairs, ladders, and negotiate construction work areas. Work Environment

Work is performed on-site at construction sites with exposure to moving mechanical parts, high places, fumes, airborne particles, outdoor weather, and electrical risks. Noise levels range from moderate to very loud.
