Project Scheduler

About the role

The Project Scheduler will join our Facilities Sector and be responsible for analyzing, reviewing, and monitoring construction schedules for large-scale capital improvement projects. This role involves independently interpreting construction drawings and project documentation across multiple disciplines to develop a comprehensive understanding of project scope and sequencing.

Responsibilities

• Independently interpret and read detailed construction drawings (Architectural, Structural, Mechanical, Electrical, Plumbing, Civil, etc.) and develop a clear understanding of work scope.
• Review Contractor P6 initial Baseline Construction Schedules to identify missing scope, logic, or milestones; analyze the critical path; review cost loading; and provide written technical schedule review comments based on client templates.
• Review multiple Contractor P6 Monthly schedule updates and provide written schedule review comments documenting milestone and critical path activity slippage, including overall schedule analysis.
• Perform QA/QC on contractor schedule submittals for conformance with the contract.
• Create Earned Value Curves based on LAUSD EVA template guidelines.
• Monitor monthly construction progress, identify problem areas, and address schedule impacts to advance the schedule.
• Analyze Key Performance Indicators from P6 Primavera Schedules and Excel Earned Value Curves using client templates.
• Produce Contract Variance reports with Root Causes and Mitigation Schedule recovery investigations, including recommendations.
• Develop or review Suggested Preliminary Construction Schedules based on available Plans and Specifications.
• Perform schedule Time Impact Analysis using the Windows Analysis method with contemporaneous and/or forensic schedule parameters.
• Read contract drawings to determine if work is in or out of scope and assess terms and conditions for compensable or non-compensable time extensions.
• Communicate effectively with the project team regarding schedule or progress-related issues at regular meetings.
• Perform status updates for Program Schedules/Master Schedules on a regular basis.
• Ensure proper use of Program-level standard codes, layouts, and reports to maintain data integrity.
• Prepare reports as directed by Senior Management.
• Visit construction sites and attend meetings to verify the Contractor’s monthly schedule progress.

Requirements

• Six (6) years of full-time paid professional experience in Construction Scheduling for an Owner or General Contractor, preferably in educational facilities or public works projects.
• Proficiency in Primavera P6 (latest version) and MS Office Suite.
• Graduation from a recognized college or university with a bachelor’s degree in construction management, engineering, architecture, or a related field OR a bachelor’s degree in any field with an additional two (2) years of Construction Scheduling experience.
• Excellent written and verbal communication skills.
• Superior organizational and planning skills.
• Ability to build efficient working relationships with project teams and department staff.
• Understanding of theories, principles, and practices of cost engineering, scheduling, and schedule forensics.

Pay

$175,000 to $200,000 yearly.
