About the role

The Project Manager assists the Project Management Team in the daily management and execution of construction projects. This role involves safety management, quality control, cost management, scheduling, estimating, bidding, and contract administration.

Responsibilities

  • Enforce DAVIS Safety program and participate in safety walks
  • Lead the development of project-specific safety plans and orientation processes
  • Obtain and maintain certifications for First Aid, CPR, and OSHA
  • Support the project pre-construction services and bidding process, including preparing cost estimates, generating scopes of work, and developing preliminary schedules and site logistics
  • Review and understand Owner contract terms to identify risks and review with senior staff
  • Develop and execute project buy-out strategies and budgets
  • Negotiate and issue subcontract agreements, purchase orders, and change orders
  • Manage the project construction schedule, material status logs, and associated costs to ensure timely and budgetary completion
  • Maintain contract documents and “as-builts”
  • Prepare and track monthly project owner invoices, subcontractor and vendor invoices, and material invoicing reviews
  • Lead and prepare change proposals, negotiate, and execute change orders
  • Lead project meetings, internal, owner, and subcontractor meetings, including preparation of agendas and supporting materials
  • Execute a thorough review of submittals, shop drawings, and RFI's, coordinating with contract documents
  • Lead the management of project closeout process, including job close-out checklists, punch list process, and collection of project close-out documentation
  • Resolve financial closeout and disputes
  • Ensure project progress photos are taken and saved to the server
  • Lead the implementation of the DAVIS Quality Management system, creating and managing quality control and deficiency logs
  • Lead the preparation of the Project Status Report (PSR), including safety reports, cost management items, schedule updates, and project photos
  • Participate in presentations for potential projects and internal corporate initiatives
  • Provide and use subcontractor qualification reports to assess performance and provide strategic guidance
  • Identify and execute proactive solutions to project issues, including supporting active research and connecting with the subcontractor community
  • Write and implement well-coordinated RFI's that offer solutions and field information to the design team
  • Execute timely project start-up and closeout processes
  • Supervise, mentor, and assist Assistant Project Manager, Project Engineer, Project Manager 1, and Project Coordinator level positions, including reviewing their work, strengthening necessary job skills, communicating performance concerns, and providing resources in strengthening areas of development
  • Conduct performance appraisals

Requirements

  • Required Bachelor’s Degree in Engineering, Construction Management, Architecture, or related field or equivalent construction experience
  • Experience with commercial building construction
  • Knowledge of principles and practices of engineering and construction project management, including safety standards
  • Some sustainable building experience (such as LEED certified projects)
  • Understanding and learning of technical systems and processes
  • Initiative, self-motivation, decision-making, and appropriate level of commitment to job
  • Effective management and mentoring of team members
  • Negotiation of subcontract terms and conditions
  • Strong verbal and written communication skills, and interaction at all levels within the organization
  • MS Office – Microsoft Word, Excel, PowerPoint, and Outlook experience
  • Project management and scheduling software experience (i.e. Primavera, MS Project, or other)
  • OSHA 30-hour Certification

Qualifications

  • Four (4) years previous construction experience
  • General Contracting experience
  • Leadership in Energy and Environmental Design (LEED) certification desired
