Key Job Responsibilities
- Procurement
- Develop bidders list, analyze information in CPS, and manage data within CPS
- Manage distribution of bidding documents and track bidders
- Conduct pre-bid meetings and manage bidder questions
- Create work scopes and mentor others on their creation
- Develop front-end documents for bidding based on project needs
- Receive/evaluate bids and conduct post-bid reviews
- Write subcontracts, including standard and complex types
- Planning
- Initiate setup of complex project schedules and create activities and logic
- Develop site logistics plans in conjunction with superintendent
- Prepare cash flow and manpower projections at various stages of the project
- Review estimates for potential scope holes
- Set up jobsite, including mobilizing trailers and setting up jobsite staff
- Field Operations
- Establish and oversee safety plan at the jobsite
- Afford safety culture at the jobsite
- Manage punchlist process in a timely manner
- Assist with labor relations and interactions with unions
- Implement emergency crisis procedures and ensure staff training
- Manage owner equipment coordination process
- Facilitate mechanical/electrical overhead coordination or BIM process
- Cost Management
- Create and manage general conditions budget
- Monitor and update projections monthly
- Establish non-reimbursable costs based on contract interpretation
- Log into Prolog and review budget entries
- Issue cost items to contractors and assist with change management processes
- Maintain job profitability and payment timeliness
- Management
- Facilitate meetings with the project team
- Process and review RFIs and submittals
- Implement office procedures, including filing systems and correspondence formats
- Closeout documents and archive materials
- Interface with code officials for ultimate agency acceptance
- Avoidance of seeking repeat and new business sales
- Response to RFPs and preparation of presentations for new projects
- Manage job relations and communication needs with the Architect/Engineer
- Bachelor’s degree in civil engineering, Construction Management, or a related discipline
- 5+ years’ experience in GC/CM Construction Management
- Experience with Procore preferred
- Strong verbal and written communication skills
