About the Role
As a Project Manager, your primary role is to manage the planning and execution of construction projects from start to finish. Our Assistant Project Managers (APMs) work collaboratively with Superintendents and Project Engineers to ensure the project meets schedule, budget, and quality. Working out of a job site, this position will manage one project at a time.

Responsibilities
- Work with Lead Project Managers on the project budget upon GMP execution, including cost estimating, cost reporting, change orders, and profit projections.
- Assist Lead Project Managers in the procurement of all subcontracts and purchase orders, ensuring complete scope is established for the project (no gaps or overlaps).
- Collaborate with Lead Project Managers on subcontractor pay applications, request purchase orders, change orders, and review invoices.
- Work with the Project Engineer to review RFI responses and process change orders accordingly.
- Maintain and provide project status and progress reports to the Construction Team, including Buyout Summary, Monthly Report, Owner and Subcontractor Change Order Log.
- Oversee the organization and tracking of all close-out documents, including subcontractor and vendor close, final payment, and records retention with the Project Engineer.
- Support Project Superintendents and Project Managers on buyout, materials, information, and compliance in a timely manner for successful project execution.
- Work with the Construction Team to perform monthly schedule updates and distribute them to Development as well as Subcontractors/Vendors.
- Ensure materials are delivered on time in collaboration with the Project Engineer and Superintendents.
- Review design documents and submittals thoroughly to ensure all required details are provided and coordinated.
- Manage the three-phase quality control program for each feature of work: Pre-installation meeting, First install verification, and Ongoing observations.
- Lead by example, upholding RangeWater’s integrity standards and strong reputation at all times.
- Develop and maintain key subcontractor and design consultant relationships.
- Partner with Development Managers and Construction Managers to proactively resolve project challenges.
