Project Manager, Construction

This position is based in our Roswell, GA office and reports to the VP of Construction in the South region. Regular travel throughout the region is required.

About the role

The Project Manager is responsible for the management, coordination, and general oversight of all assigned construction activities at company-owned or managed properties. The role requires strong construction industry knowledge, relationship-building skills, verbal and written communication, initiative, professional judgment, and confidentiality.

Responsibilities

• Works with Senior Project Manager direction on assigned construction-related tasks, including but not limited to:
  • Project planning
  • Estimating
  • Lease exhibit preparation, review, and negotiation
  • Tenant communication and progress tracking
  • Plan reviews
  • Hiring, managing, and coordinating outside consultants
  • Managing entitlements
  • Bid and award processes
  • Contract negotiation and administration
• Manages Landlord’s Tenant Improvement Projects and facilitates tenant improvements to achieve project goals and fulfill all lease commitments according to approved schedule and budget.
• Organizes and tracks multiple tenant improvement projects to ensure tenant spaces are delivered on time while collaborating with tenants to commence projects as soon as possible.
• Assists with capital improvement projects as needed. Depending on workload, may manage or assist with projects outside the primary region.

Requirements

• Strong estimating ability
• Project scheduling experience
• Tenant Improvement and coordination experience
• Familiarity with bid review and qualification processes
• Knowledge of contract administration, permitting, and expediting
• Able to read and understand architectural, MEP, and civil/site plans
• Strong communication and computer skills
• Ability to collaborate with both landlord and tenant professionals
• Working knowledge of CADD is desirable but not required

Qualifications

• Bachelor’s degree required, preferably in construction, engineering, or architecture.
• Minimum of 4 years of direct construction management experience, or 3 years of construction experience combined with at least 2 years of tenant coordination and tenant improvements.
• Retail commercial construction experience is required.

Schedule

Hybrid work schedule: first three days of the week in the office, with the balance remote optional.
