Trueline's client, a growing residential construction and investment company in Wilmington, NC, is seeking a Residential Construction Project Manager to join its team. This is a hands-on, field-driven leadership role overseeing new construction, duplex development, and major residential renovation projects throughout the Wilmington and coastal North Carolina market.This is an opportunity for a motivated residential construction professional who wants more than another PM job. You'll have significant autonomy, performance-based earning potential, and the opportunity to become the owner's right-hand construction leader as the company grows its project portfolio and builds out its field team.What You'll Do as the Residential Construction Project Manager:Own multiple residential construction projects from pre-construction through completion, including new builds, duplexes, and substantial renovationsSpend significant time in the field monitoring progress, quality, schedules, subcontractors, and upcoming project needsDevelop and maintain construction schedules, milestones, and short-term look-ahead plansCoordinate subcontractors, suppliers, material deliveries, inspections, and other project logisticsHold subcontractors accountable for quality, schedule, and scope while resolving field issues quicklyIdentify potential delays, construction issues, and cost concerns before they impact the projectMonitor project budgets, invoices, purchase orders, subcontractor costs, and overall financial performanceAssist with estimating, change orders, allowances, selections, and procurement as neededCoordinate permits, inspections, Certificates of Occupancy, and project closeout requirementsProvide clear weekly project updates, including current progress, challenges, and the plan for the following weekMaintain organized project documentation and communicate consistently with ownership, subcontractors, vendors, and other stakeholdersTake increasing ownership of construction operations as the company adds projects and field personnelHelp establish scalable processes and standards as the organization growsEventually oversee Superintendents and other field personnel as the project portfolio expandsMust-Haves as the Residential Construction Project Manager:3+ years of residential construction management experienceStrong knowledge of residential construction methods, sequencing, scheduling, and quality standardsExperience independently managing subcontractors, vendors, schedules, and multiple active projectsAbility to read and interpret residential construction plans and specificationsStrong field instincts with the ability to identify problems before they become expensive delaysStrong understanding of project budgets, cost control, and the relationship between schedule performance and profitabilityHighly motivated, results-oriented approach with an interest in performance-based compensationStrong organizational skills and consistent follow-throughExcellent communication skills and the confidence to make decisions in a fast-moving environmentSelf-directed mentality with the ability to operate as an extension of ownershipValid driver's license and reliable transportationAbility to provide strong professional referencesNice-to-Haves as the Residential Construction Project Manager:Experience with custom or higher-end residential constructionExperience managing major residential renovations or fix-and-flip projectsExperience with coastal construction in southeastern North CarolinaFamiliarity with the Wilmington, Wrightsville Beach, Oak Island, and surrounding construction marketsExperience simultaneously managing several projects at different stages of constructionExperience with residential construction management softwarePrevious experience helping a smaller builder or contractor scale its operationsExperience supervising Superintendents or other field leadersNorth Carolina General Contractor license is welcome but not requiredOur Client Offers:Base salary of $75,000-$100,000, depending on experiencePerformance-based project bonuses tied to successfully delivering against agreed-upon budget and timeline goalsRealistic total annual earnings of $120,000-$150,000 for strong performanceA compensation structure designed to directly reward Project Managers who keep projects moving, protect margins, and deliver resultsCar allowanceCell phone allowancePaid time offPlanned transition to W-2 employment with health insurance and 401(k) benefits beginning in 2027Significant autonomy and direct access to company ownershipOpportunity to become the owner's right-hand construction leaderClear path toward managing Superintendents and a significantly larger project portfolio as the company scalesLong-term opportunity to transition from hands-on field management into broader construction and operational leadershipThe chance to make a visible impact at an entrepreneurial residential company with ambitious growth plansTrueline and its clients are unabashed equal-opportunity employers committed to a diverse workforce.
